LunsPro Inspections

DO NOT USE Lunspro for any home inspections. I recently used Lunspro for a home inspection. The inspector provided a lengthy report but completely failed to accurately assess severe structural hazards. Using the deck as an example, the inspector categorized the issues as "Marginal Defects." Over the phone, he explicitly told me, "everything looks good, just some non-code compliant issues that are grandfathered in." Less than 30 days later, multiple licensed contractors evaluated the structure and determined it is a safety hazard that must be completely torn down and rebuilt at a cost of $20,000+. The supposedly "marginal" defects included unsupported beams, drywall screws used in structural wood, extensive dry-rot, and support joists completely separated and hanging by a single screw. When I contacted Lunspro management, their defense was that their boilerplate text said to "speak to a deck contractor," so they had done their job. They label major structural failures as "marginal" (which denotes a minor issue), verbally reassure you so you close on the house, and then hide behind catch-all CYA phrases to avoid liability. They do not stand behind their assessments. If their business model requires you to hire a specialized plumber, electrician, and structural engineer to investigate every "marginal defect" they list, there is absolutely no value in hiring Lunspro in the first place.
