Dirty Otter In need of home repairs, I (Unfortunately) settled upon “Dry Otter”. Now, I’m out Thousands of dollars and still in need of home repairs. When Dan Stange, (Dry Otter’s Site inspector.) came to inspect and give me a quote on 11/28/17. I stated my reasons for seeking help. “Excessive “Settling” (Dips in the sub-floor throughout the house.) “Squeaky floors”, bad odors, (Presumed mold) and constant dampness. After inspection, Dan told me I also had wood rot. He offered to show me, but I was unable to go look. So, horrified, I took Dan’s word for it. Unfortunately, a back injury, and an acute stroke has left me disabled, in constant pain, and with limited mobility. In hindsight, perhaps it was a mistake to share this information with Dan. In essence, I openly informed him that I had no way of getting under there to check on anything he told me, or work done down there. I digress. When Dan called back a week and a half later, I informed him I had narrowed to 3 companies, and he was in 2nd place. He asked “How much do I need to come down in price”? The figure was 2k .Dan sent me a new quote for $15,832 total. We made an appointment for 12/11/17. When I then reiterated what I wanted done. Albeit now "Re-prioritized" after Dan’s inspection. 1) Replace all rotten wood and *“sister” any joists that showed any weakness at all. 2) Level my floors, and stop all the squeaks. 3) Kill the mold. 4) Encapsulate, and “waterproof”, so I never need worry about things below again. Dan’s more than cheerful reply? “WE CAN DO ALL OF THAT”! So we made the deal. As Dan wrote the contract, I didn’t see him writing exactly what I told him. He said he had to “Itemize the material”! Okay, I saw mold remediation written. I saw pipe, gravel, sump pump etc. (assumed for a French drain, okay) I saw install electrical outlet (assumed for power for Sump pump & dehumidifier okay) I saw replace ¾ plywood, 4x8 posts, (Assumed to replace rotten wood okay) I saw adjust & level floors written okay. I saw sister joists written okay, etc.. All sounds right, doesn’t it? Dan left very happy on 12/11/17 with a deposit of $3958. Fast Forward; Apparently, Dan had missed the heat & air system which was (Big as a cow), and smack in the middle of where supports needed to be placed. So, On Tuesday January 16th. He returns with a heat & air guy to propose his solution. Move the equipment 3 feet to either the left or the right. Yeah! Only it would cost “me” just shy of another 4k and (here’s the fun part) he couldn’t guarantee it would work after all was said and done! Long and the short of it, Dan’s mistake ended up costing me another $5800 for new system from Shelby Heat & Air a “Reputable Dealer”(I would “highly” recommend “them”.) Delay – delay… Fast Forward: Job Finally Finished End of February 2018. Kevin Sanders (Company Owner) actually had to go under the house and physically pitch in some work himself in order to finally get the job done. Then also he left very happy with a check for $11,874.00. Fast forward: When my flooring contractor comes to install the flooring he literally “pushes his hand right through the DR Sub-Floor”! Then, “He does the Same Thing in the LR! reaching through the hole(s) once again, he says not the worst of it, and asks me to follow him. I grab my cane and follow him outside. He opens the crawlspace hatch and climbs in. I said I couldn’t follow. (Pain from back injury and stroke) He said he understood, told me to stay there. He stepped just behind the hatch reached up & showed me a fistful of “Crumbled Wood”. He said “This is what Your House is Sitting On”! “PANIC“! I couldn’t believe it I called the Owner Kevin Sanders. Kevin’s response? “That Wasn’t in your Contract”! WHAT? WHAT?? “I COULDN'T BREATHE”! I literally collapsed. Ended up in the Hospital that day! Follow up phone calls were intercepted by Kevin Sanders office assistant who informed me that Mr. Hal Kevin Sanders will NOT take my calls. He instructed her to tell me to call his lawyer instead. The Otter replied to this post online. RESPONSE FROM THE OWNER: (Copied & Pasted) "We take your concerns very seriously and attempted to discuss this issue with you when it was brought to our attention. Unfortunately, we felt it was in your best interest to defer to a third party and those attempts to resolve and communicate have failed because you will not return his calls". MY RESPONSE TO THAT: Really?? After all you put Me, My Family, My HOME through, You now have the Arrogance to feign reasonableness? (FYI PEOPLE) The "Third Party" to which he Shamelessly refers, is "HIS LAWYER”!! WOW Kevin, Do you really think of your customers as a simple minded fools? You People "ASTOUND ME" !!! PS: Apparently, the Otter's Lawyer, also has had some work done at his home too. Here's a (Cut & Pasted) copy of his review; (Otter's Lawyer) "Adam H." I highly recommend Dry Otter. They went above and beyond to handle my crawl space issues. Dry Otter cares about getting the job done right and truly values their customers. Apparently the Otter is much more careful with a Lawyers home than they are with the the home of a disabled man, who isn't capable of checking up behind them. Too Bad I can't leave negative stars !
