Chrysalis Award Winning Project Residential Interior over $100K This home has a beautiful overlook of the golf course but the current layout of the kitchen and family room and the partition walls in place prohibits taking advantage of its breathtaking view. Major obstacles have been that the partition wall from family room to the kitchen is the major bearing wall of the house. The wall between the dining room and kitchen contains all major duct work, and plumbing routed through to the second floor. The new design had both of these walls eliminated and all their loads were recalculated and repositioned allow continuous traffic flow and openness. Another major drag was the sunk-in living room, which made a very difficult clear path from the front door to family room, kitchen, and back of the house. We have made part of the living room to be leveled to the rest of the house. Ten foot ceilings gave us a very nice opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry just below it. The custom made brush stroke finished cabinetry, such as corbels chimney style wood hood surrounded with leaded glass cabinets. Pillars were part of the detailed craftsmanship. Now come the big island, all plumbing and electrical has been rerouted to be placed in this 5ft by 14ft area. The island consist of the main sink with a pedal style control disposer, dishwasher, microwave, second bar sink, beverage center refrigerator and still room to sit five to six people. The use of hardwood floor in kitchen and family room, to match the rest of the house has made a seamless transition, and a very open floor plan. The customer wanted to use a very selective quartzite stone for counters and backsplash to add to the brightness of their kitchen. We also added a couple of contemporary chandeliers over the island to create a timeless but elegant finish. High end appliances covered by custom panels are part of this

Chrysalis Award Winning Project Bath Remodel Under $40K A colonial home recently built in the suburb of Leesburg had a run of the mill 10'x11' master bath just off the seating room Master suite. The client disliked both the builder grade soaking tub and small shower stuck on the side. The customer was interested on a larger shower, and preferred no tub at all. Lots of storage space, bigger foot print and more interesting angles. The commode was located in an awkward spot and they wanted it away from sight. We suggested and implemented a new master suite entrance, this made more space to be taken away from seating room and get added to bathroom. The commode was relocated in a closed area where shower used to be located. A large walk in shower with frame-less glass and lots of gadgets such as body sprays, rain shower, hand showers and a couple of benches took over the main corner of new bathroom. Large linen cabinetries were surrounding new vanities and double sink area. Padded wall was the new home for embedded medicine cabinetry wrapped in glass tiles and illuminated by hanging lights. Floating Dressing cabinets across vanities facilitate the wife's new makeup area. Smart use of lighting, such as pendants, sconces, and recess lights made the space brighter than ever. Our designers suggested and implemented light color and large size porcelain tiles and enhanced the look with complimentary glass tiles on accents walls, niches, and other areas. Wall hung vanities and granite top with square shapes vessels sink under wall mount faucets were all part of this contemporary flair.

Chrysalis Award Winning Project Bath Remodel $40K-$60K Retiring couple who had just purchased a 6,000 sq ft. home in the Mt. Vernon area was in desperate need of renovation. Existing fixtures and layouts were dated and did not meet the needs of new owners. Clients are seeking a very large master bathroom and they would like to make it very contemporary despite of the colonial home. Clients did not want a tub in their bathroom anymore; instead, they preferred a large shower. The designer team met with client and created a complete new layout. It includes the restructure of the bath and combines some part of the closet space and master bathroom. The new bathroom consists of a very large walk-in shower with double entry, built-in benches, multiple shower heads, also curved glass block partition wall. His and her vanities have been created for clients' individual needs; also created a better traffic flow. Marble and tile on the floors and walls been used with a very specific handpicked glass tile inserts and designs. The use of colorful marble counter tops to complement the bathroom spa style, open vanity cabinetry is part of contemporary look of this project. Mixture of hand selected commode and faucets, rain showers, bevel mirrors, and custom lighting are all part of detailed craftsmanship of this fine project. The difficult process of this project was that the weak flooring which required massive amounts of reinforcement; also, the undersize of electrical that needed to be handled of this project. We implemented to this bathroom heated floors with thermostat controls to give solution to clients stepping into cold floor tiles. Also, we incorporated the use of innovated LED lighting to enhance this Master bathroom suite.

Addition, 2011 NARI CAPITAL COTY MERIT AWARD WINNER

2011 NARI CAPITAL COTY MERIT AWARD WINNER A young couple have lived in a 1950 brick two story colonial home within walk in distance to Crystal city. This house is located on a very steep hill and the back yard was totally useless. The couple needed more space as the old kitchen was about 811 with a 35 powder room right off of it. Upstairs had one small bath and three bedroom which two was under 108. Needless to say the added space was most needed given its fantastic location. The most difficult part of this lot was to be able to get machinery into back yard and excavate 2/3 of this back yard to be able to build this 20x20 addition and 6x20 adjacent flagstone patio. We had to implement a plan as well to create a multi level retaining walls and stone steps to adjust to contour of this land. The other major issue was to remove two story of brick and cinder block back wall and for a width of 20. That meant implementing structure plans for support of existing two story structure and create a total and seamless openness between old area and new addition. The first story addition have been put on concrete slab with in ground plumbing and electrical for the new family room and expanded kitchen . this level consist of three large windows facing the new stoned and landscaped back yard and side French door leading into flagstone patio. The new expanded kitchen and family room has large limestone with heated base , a new gas fireplace surrounded with built ins and glass stone heart to compliment kitchen counter tops and backsplash. Widening doorways to living room and eliminating walls to dining room was part of the grand plan . Use of espresso color cabinetry with a rare light granite with touch of brown veins running through is one of the decorative touches that made this project stunning. The large middle island which consists of second sink, wine chiller and seating space is another bonus point of this kitchen. The second floor is consist of Master bedroom with a sitting area , French door leading into a French balcony facing back yard, double sided stoned gas fireplace ( between Bedroom and master bath), cathedral ceiling . Master bathroom consist of large steam shower, body sprays and rain shower, large double person Jacuzzi, tumbled marble floor and wall tiles with tones of accents and bells and whistles. The same stone surround the fireplace facing bathroom side. Surround sound from built in stereo system and space for built in TVs on bedroom and bathroom side are all featured in this project. The use of wide plank exotic tiger wood has beautified this master suite. The main goal of this project was to create a seamless and open floor plan, add the family room and enlarge kitchen, make the backyard useable for gathering and outdoor events. Also add the Master suite for added master bath for better use of second level. With keeping customer taste of contemporariness and eclectic in mind we was transformed the old 1950 home to a fully functional 2011 dream home. This couple have held a bridal shower and couple of large events since completion of this project and have plans for much much more entertaining to come.

2010 NARI CAPITAL COTY FINALIST AWARD WINNER Military couple bought into a single family home in a predominate Mount Vernon neighborhood about a year ago. The home had a three level crummy old deck on the back yard which was falling apart there was no access from kitchen and breakfast area. The water run- off was washing a large amount of dirt against the lower level basement door. There were not much of Landscaping in place. They wanted to entertain of backyard and have a good flow from family room and Kitchen into back patio. Removed the entire back deck, Designed and built a 18x 45 concrete foundation and slab, Designed and build a tall retaining wall coved with flagstone to support the upper level patio, Installed new patio with flagstone and brick pavers, set on steps connection to backyard The new patio level only required two short steps to inside of the house, A new set of French door with sidelight replace the old breakfast room window to improve traffic pattern, A new set of French door with arched transom and two side windows on family room is connecting it to back patio. All vertical walls are covered with random sizes flagstone. Its party time. The back yard look awesome and clients had a neighborhood gathering to show off the backyard.

2011 NARI CAPITAL COTY FINALIST AWARD WINNER Owners of a circa 1990s Colonial home were seeking to convert existing space-constricted builder-grade kitchen into a generously-apportioned Tuscan-style country kitchen with lots of natural light, high-end appointments and a warmly textured interior design concept. Among other features owner?s sought a mid room island that would house critical appliances, complete work triangles and provided dining counter space for three. They were also seeking a professional caliber gas range. Challenges Situated between dining room and family room, the existing kitchen is small and poorly planned. The sink faces a blank wall; many appliances are inadequate for the owners gourmet cooking ambitions. To create the desired footprint, the contractors plan called for consolidating square footage in several rooms adjacent to the kitchen. This entailed removing two load bearing walls? one between the kitchen and dining room, a second separating the kitchen and family room and shifting loads to newly installed structural supports carefully concealed within the resultant open floor plan. To accommodate new appliances (and work efficiencies) called for by a radically altered space plan, we located the new professional gas range and other key features in the footprint formerly occupied by the breakfast room, a change that takes advantage of opportunities for a higher cathedral ceiling, better natural lighting and greater space. Solutions With this space plan resolved, we could now eliminate a picture window on the west elevation, designing a new elevation to accommodate a stucco cooktop flanked by a pair of custom Palladium windows. A side elevation slider was replaced with a French door. We also installed a new window on the old breakfast room?s west elevation. Infrastructure considerations including introducing gas lines needed for the 48? Viking cooktop range and re-routing plumbing. The 5x 9 granite surfaced custom designed island includes the kitchen primary sink, a dishwasher, microwave and dining overhang that accommodates seating for three or four. On the south side of the kitchen, we installed ceiling flush beaded display pantries with open bookcases, and routed-in plumbing for a spiked water fountain, a faucet and an ice-making machine. Glazed maple and cherry cabinetry augmented available storage by over 50% .A recessed space was also created for a built-in vertical wine rack Style-appropriate terra cotta tiling with mosaic bordering detailing extends/continue into foyer. Other finishing work elements include crown moulding with rounded turnposts; corbels LED and recessed halogen lights provide subtle sources for adjustable illumination.

2011 NARI CAPITAL COTY GRAND AWARD WINNERA single family home in Oakton, VA built in late 80 was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area. It took months of planning to get into the final design. We have implemented a plan that had a two story back addition (both basement level and first level). This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom. The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio The first floor gained this new 16?x20? cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel. All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers. The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in. The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5? wide exotic Santos Mahogany wood floors and new railings. The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space. The old Laundry room and has been converted to a 10?x15? area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch. The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space. The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one. The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more. The major overhaul of this home from replacement of all existing doors and windows, flooring, crown molding and trim, stairs, entire first floor reface, new siding , new roofing, new electrical, new HVAC, entire new basement, bathroom, mud room, screen porch and lots more makes these owner proud to stay in this home for years to come.

2012 NARI Capital CotY, Finalist Award Winner, Residential Exterior under $100,000 1980 Home in Springfield, VA has been owned by a couple with three kids. Outdoor life meant the word to the couple as their kids constantly have friends over and sports are a big part of their lives. They bought the house with a very run down and small deck. This was not what the imagined their outdoor lives to be. Few large trees and their roots were taking over the back yard, the slope of backyard also created a slump Main objectives was to be able to have large enough patio, deck and screen porch that they could all be outside and everyone can attend their own activities After meeting with clients we have designed and start the implementation of huge deck on the right side of back of the house and 20x20 octagonal screen porch on left side. In order not to interfere with windows and utility placement of lower level, we have created a cross brick walkway which leading into double sided stairways On the lower level after removing several trees, grading the yard into what could be pretty flat for our patio project we have put in a flagstone patio from New patio door under the screen porch to a circular ( approximately 18x18) open patio area surrounded with short stone seating walls. We have brought electrical and lighting for under the screen porch, into seating walls and into all staircases. A bed for plants and flower with stone rocks were placed around utility meters and gave it a more desirable look Use of small white rocks controlled run off and erosion and gave it clean and slick The window from dining room was converted to a French door leading into screen porch Use of Trex decking and PVC mantainace free products made the space more desirable to be used Large amount of plants, sad and landscaping were plant to finish up the appearance of this project High cathedral ceiling with beaded panels, recessed light, ceiling fan made this screen porch a delightful space to retire to. The sound of Kids playing soccer in backyard will Dad is grilling and mom sitting on the rocking chair in screen porch was a long dream has come true for this family.
