By the front door of our house the ceiling is starting to flake off. It is about two square feet. We just repair it and painted the ceiling a year ago. The roof right above the flaking ceiling had too much ice on it two winters ago and probably wasnt repaired correctly. As a result the roof is starting to sag. I am getting a roof guy first to repair the real cause of the problem. However I will need to repair the ceiling shortly thereafter. I also have some flaking ceiling in one closet about 2 square feet as well. The ceiling is not discolored at all only flaking off. In the basement I also have about 10 12 x12 bad looking ceiling tiles that need to be replaced.
