Building managers and/or owners face a difficult task in choosing the right contractor for their project. The suggestions listed below should help simplify that process and give you the satisfactory, top-quality job that you desire and deserve. Contact Dunn & Bradstreet to obtain detailed information about the contractor, including years in business, net worth and financial stability and bonding capabilities. Check with suppliers who have dealt with the contractor to see if he pays his bills on time, assuring that your job will not be interrupted because he is cut off by his suppliers due to slow pay. Visit the contractor's completed job sites of four to seven years ago, to see if he did a quality job. Discuss with your peers their past experiences with contractors. Contact organizations such as Building Managers International and the Executive Managers' Association. Inquire about the contractor's employees. This is important. How long have they been with him? Are they courteous, neat in appearance and helpful? These qualities are significant when managers/owners encounter inconvenience during the course of a project. It is also important that the employees work directly for the contractor and are not leased, with the contractor carrying up-to-date Workers' Compensation for all of his employees, ensuring that you are adequately covered in case of an accident. Be aware that in most cases the manufacturer's warranty is going to rely on the contractor. When a problem arises, the manager calls the contractor for inspection and relief. This is why choosing a well-established contractor gives you an edge. He will respond quickly to resolve the problem with customer satisfaction in mind. Visit the contractor's place of business. Does he rely upon rental equipment to do the job, or does he own his equipment? Is it a full operation, with foremen on every job with a field supervisor to oversee the work, making sure that jobs run smoothly and the quality of the workmanship is high? Check insurance coverage very carefully. Make certain the contractor is covered in accordance with his insurance certificate. Call the agent listed on the certificate for information. If your building exceeds three (3) stories make sure the contractor's insurance covers the higher floors.
