If I could give less I would. He talks a good game, seems like he knows what he is talking about, but in the end he doesn't. He doesn't know California Code, doesn't have the know how and will squirm out on you. He propped us up with hopes of our dream house and then when he lost scope and messed up, he didn't stick around to help fix, just left! He just left! Hire him to fix toilets or nail a trim board... that's it!
