List of complaints and wrong doings against Jacob (Akop) Kesablyan of E-Z Builders Inc. Foremostly, my biggest problem which i would sue him mightily for is the fact that he has taken 1 year and 4 months to get this small square 800 ft2 ADU to where it is now. barely finished in a shotty manner. with no final inspections passed or me having received a certificate of occupancy. 1 year and 4 months and counting. when he started in 2017 he busts the gas line and wastes like a month to figure out what to do about. unethically, he doesn't tell me that i will be charged for this gas line burst until i just recently found out from SoCalGas that they will be charging me for it. and of course he refuses to pay it for me. i will be taking him to small claims court for it. next insane major problem when he started in 2017 and beginning of 2018. he absentmindedly didn't realize this ADU, which was an old 1920s garage, did not have an adequate substantial enough foundation. so he started to build 12' walls without first checking. he just assumed. the walls of course start falling down. he halts work and then gives me a change order for $12K or more. i have the paperwork somewhere. so that he can make slot cuts into the foundation to try to make the walls stay up. this of course doesn't work. he then tears everything down and then finally realizes he has to excavate a larger area to pour an actual foundation. like 3 months or more of valuable time wasted and lost! and $12k later he finally gets it right. then this guy has the gaul to charge me $4k more for hauling away the rubble pile begging me to make a contribution to the cost while insisting he did me a huge favored and hooked me up! even though he charged me another $12k and wasted a quarter of a year figuring it out! jacob demanded and took all of the final payment around the middle of 2018 way before the job was done. at that time he took the final payment, which i think is illegal, he was nowhere near completion. he still hasn't fully completed it as of today 03/09/2019. the contract was that he will get my final inspections for me which he has now refused to do, saying his job here is done. basically, he didn't intentionally disclose the whole scope of this ADU refurb to me. he bid low to get the job. and then every step of the way when he realized he couldn't get it done by mickey mousing it he gave me high priced change orders every step of the way. of course it makes sense. when a contractor does this its hard to halt work and go get 3 bids every time on a change order. you want the job to keep moving forward with momentum. jacob did it to me several times other than the main foundation work and rubble hauling. he slapped me with a grading and retaining wall change order as well. his claim was he didn't realize that extended the square footage would demand this. he did not manage the new power upgrade with ladwp or the new gas hook up with SocalGas even though he said he would. he told me he started the process even though he really didn't. so it wasn't until the summer of 2018 that he tells me he didn't do it and that suddenly i need to do it. add insult to injury SocalGas has been trying to call him directly to schedule the gas work which he ignored and furthermore didn't ever tell me about. i had to find out this month 3/2019, that the SoCalGas lead has been trying to reach jacob since october 2018!!! the written and verbal contract is that he will deliver it completed passing the final inspection with the city of LA and obtain my certificate of occupancy for me. he has used the excuse of the power upgrade and the gas hook up has not been done as a reason to not finish all of the work. while the gas and electric work may be true, he did not even finish installing all of the gas devices until late 02/2019. basically as of first quarter 2018, Jacob kesablyan has been taking all of his clients money before he completes his jobs in order to pay off other debts for jobs that he has severely mismanaged or screwed up. i know this because this is around the time some serious complaints and reviews against him showed up on sites such as HOUZZ. he then cuts corners, uses cheaper materials rather than the agreed upon material, and tries to retroactively charge the client more for already paid items without proof. Jacob really tried to cut corners. did not even attempt to install the attic vents which is required by code until i pressured him to do it, even though they were in the plans that his own architect drew!! he didn't stucco paint my house the correct color even though we have 2 or more text proof of the swatch that i chose. instead he lied to my face saying that the budget stucco he happened to have or got cheaply was indeed the correct color. (he got the cheaper ready mixed color stucco off of the shelf instead of paying for the swatch that he asked me to choose.) ask me any questions about Jacob Kesablyn. he will be losing his license this year

Not long after we moved into our new house, we got tired of the kitchen and bathrooms and wanted to have a full out kitchen and bathrooms remodeling. After all, we spend so much time in the kitchen for cooking and entertaining guest when we have events and holidays. We have always loved simplicity and functionality of things and mainly the look and figured EZ builders LA is the company that we should hire for that job. After a massive researching via people that we know and online, where we decided to hire EZ builders for the remodeling (along with modern counter-tops, sinks, faucets, tiles, hardware, the bath tub, and shower system), based on a friend recommendation. We're very happy with the way our kitchen and bathrooms came out. It's stylish and mainly functioning as we expected to have, EZ builders, are very detail oriented, professional, timely, accommodating and mostly – friendly. All really important in any kitchen and bathroom projects. What we also appreciated was that the guys at EZ builders and mainly Jacob, are true green and ecofriendly professionals - with their own environmentally friendly kitchen cabinets and materials, they have full control over what is produced at their vendors. That was a big selling point for us. We're thinking on having another remodeling project with EZ builders and not necessarily because we want to spend more money - but we know where to find our landscaping professionals: EZ builders. I had to get my roof replaced due to several leaks. I contacted several contractors to get estimates... and EZ builders (Vitaly) was one of them. Vitaly came out on the day and time frame that we agreed. He took a look and inspect the roof for like 30 minutes. After his inspection, he was able to give me a quote. I had quite a bit of soffit damage as well. Vitaly was able to roll all that into his quote which was pretty much in line with the other contractors. He also provided a nice 3rd party financing option which the main reason why I ultimately chose him... My schedule was complicated due to my upcoming business work, but getting the repair done was a priority for me. Vitaly was able to get the repair scheduled quick-quick with his workers and the project took less than a day. In the end, I couldn't be happier with the results of the repair. Vitaly was professional and the crew that worked on my house did an amazing job. I highly recommend EZ builders. Very nice roofing job, and very nice carpentry skills on the soffits. I will definitely call them again

Our kitchen project was done by this company. We hired them after several meetings that we had with Yaniv (the owner). We wanted to get the feeling that we are hiring the right company for the job and not to fall into a trap like our friend. Yaniv came over to the meetings and to our house during the work on time. He communicate with us on almost everything that came up and needed our attention. We loved the fact that he managed everything from z to z and we didn't need to shop or look around for materials or cabinets. Yaniv brought to us all the relevant samples of cabinets and hardware and we selected them at our house. The only thing we needed to select, was the marble counter top. We are happy with the way Yaniv dealt with us during this work and we recommend this company.
