FRONT OF HOUSE Twin window unit to the right of front entrance. Window has deteriorated center trim and blind stop tim on the right side. Replace center trim. Piece in 6 inch repair for right side blind stop trim. Front of house, left side garage fascia corner. The fascia and soffit is deteriorated for 2 feet from each direction from this corner. This is probably due to the shingles above not extending an adequate distance over the edge of the fascia to provide drip edge. Gutter will be removed and replaced to facilitate repair. Fascia and soffit will be replaced for up to 4 feet from each direction of corner as needed. A temporary aluminum flashing will be slid under the edge of the shingles in this area to create proper drainage of the roof into the gutter. RIGHT SIDE OF HOUSE 2nd story window, twin window unit. The brick mould on the right and top , and the drip edge are badly deteriorated. The trim board under the window is also badly deteriorated. Replace left, right, top brickmould with drip edge Replace trim board under window BACK OF HOUSE Crawlspace - Rotten wood repair for area under door. This will include replacement of up to 8 square feet of plywood sub-flooring, replacement of up to 4x8 section of exterior OSB sheathing under door area (siding will be removed and replaced) to facilitate this repair. Replacement of exposed wall studs in crawl space under door area damaged by water. Crawlspace - Supplementing support to carry damaged engineered floor joist. (it may be impossible to fully replace joist, due to constraints of the crawlspace). Painting of siding replacement (which facilitated OSB replacement), painting of new door unit. (see credit below in “items not finished for deck door painting not being done yet). Chimney extending from back roof. Siding and trim at the bottom of the chimney is showing deterioration. Replace bottom 4 rows of siding on each side of the chimney. Piece in repair bottom 16 inches of each corner board on the chimney.

• Repair miscellaneous shingles on roof. Will replace up to 10 shingles as found in need. • Back side of roof, inspection report mentioned worn roof vent boot on plumbing pipe. Seal as needed with polyurethane chalk. • In the crawlspace, there was noted some damage to the band joist under the front door due to previous water intrusion. Home owner states that when new front door was installed recently, all flashing issues were corrected. Project now would be to scab over deteriorated banjoist area new new equally sized wood structural member. • Correct flashing issues around chimney area. • Additional repair performed to replace 3 full length floor joist (12 feet each) in crawlspace area adjacent to front entrance area. • Additional repair performed to completely replace section of band joist adjacent to front entrance area. • Additional repair work performed to retrofit flashing under existing front door and adequately seal door unit to prevent further water intrusion. • Additional repair work performed to install cover plate on fan control box in attic • Additional repair work performed to install additional sheathing and spray foam insulation to area around gable vent in attic.

RIGHT SIDE OF HOUSE Right side wall There is significant deterioration of siding though out entire wall area. Though the worst deterioration is concentrated on the bottom 5 to 6 rows, there are numerous defects spread over entire wall area. For this area, I recommend full wall replacement. I will show 2 options, 1 for full wall replacement and a 2nd for the bottom 6 rows. Option 2 - Replace the bottom 6 rows of siding of this wall area. Approximately 15 pieces of fiber cement siding will be installed for this option. BACK OF HOUSE Wall area to LEFT of chimney. The bottom 6 rows of siding are marginally deteriorated. Optional recommendation to replace bottom 6 rows of siding in this area. Siding above patio door, some of which abuts roof of bay window area. The siding in this area is showing various degrees of swelling and deterioration. Swollen nail areas, and swelling where siding is cut at angle to abut roof of bay window area. Recommend replacement of 10 rows of siding above patio door, up to the last piece before window unit above. Bay window area, center of bay window. At bottom of this area, there are 3 full rows of siding and 2 halves… basically 4 rows of siding. Deterioration of siding in this area. Replace 4 rows of siding under center area of bay window. Wall area to the right of the deck. Siding on this wall are is deteriorated mainly on the lower area. Recommend replacement of the bottom 6 rows of siding. Wall area to the far right of the back. Various degrees of swelling and deterioration mainly concentrated around the bottom of the wall area. Recommend replacement of the bottom 6 rows of siding. LEFT SIDE OF HOUSE Siding on this wall area is severely deteriorated though out. Whole wall replacement is recommended. Replace full wall of siding. Existing siding will be completely removed. New weather resistant house wrap will be installed. All new fiber cement siding will be installed. Approximately 100 pieces of new fiber cement siding will be installed OTHER MISC. AREAS The gutter on the right side of the house is damaged near the back of the house. The adjacent corner is damaged. Recommend the option to replace the gutter along the right side of the house and the adjacent back corner. New gutter section will be onsite fabricated for exact size. Siding that abuts the right side of the bay window roof area. There are 5 pieces of siding that are showing swelling near where they abut the roof of the right side bay window area. Recommend replacing the 5 rows of siding. Option 2 - Pre-hung steel door unit with window (matching what you have now). Fully installed, labor and material.

Cary Roof Replacement

Project will be to strip existing roof off of house down to plywood. Install new tar paper and shingle roof. This estimate is for Owens Corning (Oakridge), Certainteed (Landmark), or GAF (Timberline), architectural dimensional shingles. You will be provided sample swatches to choose color from. New shingles will be hand nailed to roof (this is superior to gun nailing installations). New vent boots for plumbing vents will be installed with roofing. Flashing will be replaced as needed. All valleys will have water shield membrane installed in addition to normal tar paper. New ridge vents will be installed. Any roof pitches of less than 4 to 12 ratio inches of rise / run will be protected with water shield membrane prior to shingles. Project time will be 1 day start to finish. All debris will be completely removed and yard will be thoroughly magnetically swept for nails.
