Many items listed as passing inspection (house was empty) were faulty upon taking possession of the property. Day 1 Sink sprayer sprays under the sink instead of out, dishwasher doesn’t heat, one toilet ran constantly (noted on excessive water usage even while the house was empty via city of Bartlesville usage report), one didn’t fill, drains completely clogged with grease from previous tenant and roots. Because of that the dishwasher backed up in the garage and flooded many of my belongings. Day 2 washer backed up in garage flooding even more including carpet. Drain in garage snaked and then toilets backed up into the shower and tub day 3. All of these items should have been caught. I reported all of this to their office along with my over 3k in repairs, contractors, laundry service and damaged property and not so much as an apology or offer to reduce the fee. I feel like they inspected half they deserve half payment. Lesson learned! The realtor chose them for me. I will not reuse or recommend for this reason. I had the inspection done because I couldn’t afford to have to make immediate repairs and wanted to be safe. I will give credit where it’s due. The report, the few minor things on it was very clean and well put together. They did come to do the inspection quickly and the online payment was easy. Overall very unhappy. If you use them also pay a plumber to inspect. My plumber identified all of these issues immediately. The house was empty during inspection until took poses. I did pay the full balance even though I feel the service was sub par and if I’d know all of these things didn’t work.. as a single parent in December I would not have made this purchase.
