Review on driveway contractors Anastacio Osorio and Edgar Maya from Osorio concrete Services: Osorio Concrete Services Anastacio Osorio osorioconcrette21@gmail.com 522 W Craighead, Charlotte, NC 28206 (704) 236-4019 The guys are pleasant and easy to talk to, and do a relatively good job of the final finishing of the concrete itself. Anastacio Osorio and Edgar Maya from Anastacio Osorio concrete were continuously trying to take shortcuts that they clearly knew and should have known were wrong. I had to stay on them fairly regularly to do things right. Most of these issues, the average, or likely even the above average customers would likely never know about – until their driveway starts to fail early – possibly VERY early. In order to catch these things, I had to either see them, or run the calculations to verify things. I found that I could not trust them at their word – for anything. Our contract was for a driveway, plus a small concrete pad, and a small sidewalk with one step beside the driveway for a total of just over 2,000 square feet. The contract was for 5” thick concrete for all items, and 4,000 psi concrete for all items. They came back with a price of $8800, with no specified quantity of concrete (number of cubic yards of concrete) required for the job. When they arrived at the jobsite, Edgar Maya measured again, and said he had mis-calculated, and the job was going to take 32 yards of concrete, not the 28 yards the quote was based on, and said that he would not do the job without additional pay of $500 for the extra concrete. I reluctantly agreed, should we indeed need the additional concrete. When the job was “done” and they wanted final payment, Edgar Maya told me the new charges were a total of $9,000, including $200 for the additional 2 yards, as he stated that the total was 30 yards of concrete, which is in line with the correct calculations for the 2,000 square feet and 5” of concrete, so I agreed to pay that. I did not think at that time to ask for a copy of the delivery receipts for the concrete – although I wish I had required them before making payment. After payment, and the crew had gone, I began putting things together, that didn’t add up, and I began questioning the integrity of Edgar Maya and Anastacio Osorio. I got to thinking about so many of the things they tried to get away with, and I began to realize that those things weren’t just because they were inexperienced. It was obvious to me that it was because they were trying to cheat me, in an effort to save time, labor, and/or money – for them – at my cost. I’ll explain some of those items shortly. As a result, I asked Edgar Maya for a copy of the concrete delivery receipts. Edgar made excuses and said he would have them for me Monday (the next business day). He never did provide me with the receipts. In fact, when I requested them, he immediately stopped answering the phone or returning calls, text messages or emails. This further solidified my concerns, as it appeared that he was obviously avoiding me. I then contacted the concrete delivery company, who supplied me with the delivery receipts. The delivery receipts showed that Edgar Maya had ordered and paid for 25 yards of 3,000 psi concrete, not the 30 yards of 4,000 psi concrete he had charged me for, and I paid for. More importantly, he did not complete the project even close to what was required in the contract. A 2,000 sq ft project at 5” thick would require slightly over 30 yards of concrete. A 4” thick 2,000 sq ft project would require roughly 25 yards of concrete. The numbers make it obvious what they had done. As a result, I was (I firmly believe intentionally) overcharged by roughly $1,000, but even more bothering, I now have a driveway that is about ½ the durability and longevity of the driveway that they were supposed to have installed. Unfortunately, there is still considerably more to the story, but I will only tell some of the highlights here, in case you are interested in knowing more. They did not install an important expansion joint between the 90’ driveway and the garage, which will likely cause damage to the driveway and/or garage in the summer heat. I am currently trying to find someone to modify my new driveway with an expansion joint, at an unknown cost, and having a difficult time finding anyone – everyone is backed up considerably. Savings to them – maybe $20 for the joint material. Cost to me – at least in the hundreds, and possibly thousands of dollars in the long run on this one item. In addition, the contract called for Anastacio Osorio concrete to backfill and clean up the project site. The clean-up job they did was VERY substandard, including leaving splattered concrete on my brick and garage doors, tearing up my front yard, requiring it to need re-sodding, piling fill dirt – leaving it totally up to me to level it and prep it, damaging the new step and driveway when removing the forms – and not repairing them, and leaving the step VERY roughly formed on the exposed side due to using the wrong size of board for the form – as they did in other areas as well. In addition, Edgar Maya attempted to convince me to allow him to use the scraped soil (including sod and wet clay – scraped while preparing for the new bed for the driveway) for packing for the new driveway bed. Anyone that knows anything about concrete should know that you don’t use sod or wet clay for packing for a driveway because of the damage it can lead to down the road. I did not allow it, although he continued his attempt to convince me it would be fine. I firmly believe he was trying to keep from having to haul the dirt off. He ultimately didn’t haul it anyway, since it was mostly used for back-filling – yet he didn’t give me a deduction on the bill for his savings on not having to haul the soil, which was billed in the contract costs. One thing that makes this situation even more frustrating, is that it appears that Edgar Maya and Anastacio Osorio, partners of Anastacio Osorio Concrete apparently took such deliberate action to gain slightly over $1,000 for themselves, at such a high cost to me, their customer.
