I’m a real estate investor who over the years has purchased in excess of 10 new homes from a variety of different builders. My wife and I were purchasing what we thought was our dream home from Steve Miller and Galiant Homes in May 2021. After we closed on the home in August 2021, we found numerous construction defect and punchlist items. In my previous experience working with builders I have never had any issues getting the items taken care of in a reasonable timeframe. My experience with Steve and Galiant was different. Not only did they not do a walk-through of the home, the day we moved in, it was filthy and never properly cleaned. There was dirt, garbage, and construction residue throughout the home. There were approximately five superintendents throughout the build process. It became obvious that there was a lot of quality, construction defect, and punch-list items that fell through the cracks. I invited Steve to review some of these items at the home, he never stepped foot in the home to meet with us and go over the list after he received our funds. Through email and text he denied responsibility for many of the items. Approximately 60 days after being very frustrated with Steve and Galiant saying no to many of our requests, we hired a construction defect law firm. And as of a month ago we have a lien on out home in excess of $14,000 from one of Steve and Galiant’s builders that was not paid. We definitely would not recommend buying a home from Steve or Galiant based on our experience.

My wife and I felt comfortable from the moment we met with the guys at Galiant. Their home design team and process was amazing and produced an even more beautiful home than we could have anticipated. If you are thinking about building a new home go with Galiant. You will not regret the process and the result!

I wish we had never met Steve Miller. See this former project manager’s posting on Glassdoor.com for context on our experience: https://www.glassdoor.com/Reviews/Galiant-Homes-Reviews-E2204884.htm Steve’s a nice guy and comes across as knowing what he’s doing. But, in my opinion, he’s motivated only by money and has permanently harmed the ‘forever home’ property we bought 25 years ago. We have a great home site in Black Forest. It’s four acres that slopes toward as good of view of the Front Range as you’ve seen on any postcard. We hired Miller’s company, Galiant Homes, to build our fully custom dream home on this uniquely beautiful land. Because Miller uses a fixed-cost contract, we agreed to one price for the entire build. He assured us we didn’t have to worry about costs increasing and that’s what fixed-cost means. We then walked our lot together and made it clear that the foundation must be buried into the sandstone. The land would be left as natural as possible, with minimal excavation. But, without our approval or communication to us, Miller raised the foundation five feet above the hill that is our home site. He then dug the required fill dirt from our lot rather than paying to truck it in. That excavation significantly changed our land, destroying vegetation and natural contours. Instead of gentle slopes on three sides, we ended up with a 16’ high sand pile that eroded immediately and needs about $30k in engineered terracing. We’re sickened by the changes to the natural lay of our land. We now need unplanned retaining walls (not in the budget), and will always face the challenge and expense of holding it together against erosion. In that process of realizing what happened, we also learned that Miller made serious budget mistakes. He then insisted that we pay for his mistakes, regardless of the fixed-cost contract. Another disappointment - Miller included cheap, standard height patio doors in the great room that limit the spectacular view instead of following our obvious direction to maximize that view. We’re stuck with it because a huge steel beam prevents any fix. We’re heartbroken. I’ll leave it to you to decide if you want to hire someone who treats his customers and their dream home that way.

Galiant Homes design team was wonderful to work with. Moving from California we did the entire process remotely and, although reluctant at first, we couldn't have asked for a smoother process and results.
