Power wash all wood trims, and railings on house. Scrape all peeling areas. Sand all rough wood and lifted fibers. Reset extended nails and lifted boards. Mask all surfaces not to be painted. Caulk all cracks and seams such as where the stucco meets the trim, the soffit meets the trim, soffit joints, trim joints, and around all windows using elastomeric caulking . Prime all raw surfaces, and new wood. Apply two coats of paint to all trim, and railing surfaces. Remove all maskings and coverings. Leave touch paint up for owner. 5 year labor and material warranty.

Power wash entire exterior stucco and trims including driveway columns, deck columns, rails and fascia reset extended nails on the trims or install screws as needed, scrape or wire brush peeling or weathered surfaces, sand door trims and metal rails as needed. Patch stucco at larger cracks at the north side, at gutter penetrations and at the driveway and deck column caps and down the sides of the columns as needed. Caulk gaps and seams at fascia, overhangs, overhangs to fascia, overhangs to stucco joints and around all window and door frames to stucco joints, at wall penetrations using Elastomeric caulking. Prime raw trims, bare metal and new stucco patches. Mask and cover all surfaces to be protected, remove wall attachments and wall lights from the stucco, apply 2 coats of paint to all painted trims and doors, gutters and down spouts, wall vents and meter boxes, deck metal rails, deck fascia and stair stringers. Apply 2 coats of Elastomeric Coating to the entire exterior stucco surfaces. All materials will be applied using spray, spray followed by back roll, brush or roll methods of application as needed. Re install down spouts and wall fixtures.

Apply wood cleaner to the exterior siding and trims of the small cabin and the main house, power wash the small cabin, the main house and the solid stained walls of the shop including the sections on or above the roof. Reset extended nails or install screws as we feel needs them, wire brush or scrape peeling surfaces,remove failed caulking, caulk at fascia, overhangs, overhang to fascia and siding joints, siding to window and door trims, at window frames, install backer rod or spray foam to larger gaps or openings, cull at the bottom edge of the siding to cement as needed at the cabin and main house and around the tower section of the main house using Elastomeric caulking, clear or colored as needed. Mask and cover all surfaces to be protected. Apply saturating coats of Super Deck Semi Transparent Cedar colored oil stain to all transparent stained siding and trims of the cabin and main house, apply solid body stain to match all existing solid body stain surfaces on the cabin, the main house and the shop. Including the painted or stained doors. Remove the masking and coverings and leave touch up materials for the owner.
