Dealing with Conquer Property Management is one of the most frustrating experiences of my life. My rent payments are constantly late. I'm not talking a week or two, I'm talking 3 MONTHS. When I call John Ramirez (the owner) and complain he's very apologetic and will usually pay within a week. Until now. On July 13th, 2016 I contacted him and complained that he hadn't paid me any rent for April, May, or June. He replied on the 18th (why so long to respond to a text message?) and told me that payment had been sent the previous week. This was a lie. When I finally received payment the date of the statement and the postmark on the envelope were both July 18th - he didn't even attempt to pay me until I complained about him being late. To make matters worse, he owed me $4125 but only paid me $625. This is more than just a clerical oversight. Both units of my duplex were occupied during this entire 3-month period and no deductions for repairs were indicated on the statement. How could he possibly think that he only owed me $625 in rent? The only conclusion I can reach is that he simply doesn't have the money. He spent it. He used the rental income from my tenants for his own business/personal expenses which is a clear violation of the law. My fears were furthered when I discovered that he has a judgment of $6650.99 against him from a few months ago. Landlords: STAY AWAY!
