I am only giving one star because it is not possible to give negative stars. What is also really upsetting is that the yellow historic home they use on the website and is a profile picture is Harbour House - and Schaper did such a horrible job on the roof. We are taking Schaper to court on Monday- please cross your fingers that I will receive some justice for the many thousands of dollars and sleepless nights this experience with Rob Schaper has caused. I am taking the time to write this because I don't want any other trusting homeowner to go through what I have. I hired Schaper roofing to replace the roof on my historical home on February 2, 2015. They completed work sometime in March. Schaper's license is held by Mr Jon Cheesbro and is CCC1328445. Schaper doesn't even hold his own license. Shortly after replacing my roof ( about 2-3 months) I noticed during wind driven rain wewould get a leak in the master bedroom. After 4 months of phone calling ( over 50 phone calls) I finally got Schaper to come out. He looked at the roof got inside the attic and said it was probably the air conditioner supply lines. I called out two air conditioning specialists and my plumber and they determined there was nothing leaking. I continued to call Schaper over the next six months to try to get him to come back out. The leak would continue intermittently during wind driven rain in the right direction. It got worse and I noticed that I was now having issues with my wood siding rotting. Schaper finally came out again and the owner Rob said there was nothing wrong with the roof but that he would put some extra caulk in. A member of his crew came to me and said there was a gap between the chimney brick and the roof cement around the chimney that needed to be re-flashed. Also they just put the new shingles over old flashing and when the wind and rain went in the right direction the water would come in through the old flashing and leak inside the walls. I asked Schaper to fix this , and bought them the flashing but Schaper never returned. The roof was now leaking badly in the master-bedroom, above the front door foyer, and along the crown molding in the living room. After Hurricane Irma hit in Aug/Sep 2017 the master bedroom ceiling caved in and the foyer walls were damaged. Mold occurred in the foyer and living room. I filed a claim with the insurance company but after a long and frustrating process the claim was denied because the insurance company claimed faulty workmanship. I appealed but to no avail. Throughout this time I continued to contact Schaper but no response. I hired an independent Florida roofing consultant to determine the cause of the leaks. We installed 50 year architectural shingles and I've since learned that when you install these properly you need stair-step flashing Schaper didn't install any new flashing- just left the old flashing there. The report clearly demonstrated it was Schaper's poor workmanship that caused the leaks and subsequent damage. I decided to sue. Maybe it will stop them from doing this to other innocent customers. The damage to the house was extensive. It's all been repaired and made right - but it has cost me many many thousands of dollars. I went to the City of Daytona to complain- after all Schaper passed inspection? I was there during the roof inspections and the inspector didn't even get on the roof. She had a pole with a mirror on it and waved it above roof along the porch towards the steeper part of the roof. I guess she didn't want to get on a ladder and get on the roof to do a real inspection. The Manager over Daytona's inspectors did meet with me and quickly explained that they assume no liability over the work they inspect and suggested I file a complaint with the State. Below are some picture of their shameful work. As you can tell- they didn't bother with flashing- they really like caulk! Don't let this happen to you!
