New In-ground Swimming Pool

As Owner's Representatives, we help owners achieve their visions for their property including the addition of an in-ground swimming pool. Planning and having a pool constructed at your home requires many decisions. Too often homeowners make decisions with limited information or information that is provided based on an agenda. Our agenda is to provide our clients with objective information to empower them to make the choices that are best for them and their families. We have been involved with the construction of above ground and in ground home pools as well as pools for an indoor Boys and Girls Club, a condominium association pool and indoor hotel pools.

One of our “out of the box” aggressive scheduling approaches for this 44,000 sf facility developed on a brownfield, abandoned or underused industrial and commercial, site was to build the pool before the structural steel was erected. T The facility has an olympic size pool, a collegiate standard basketball court, a boxing venue, a commercial kitchen abutting a multipurpose room, various classrooms, a daycare center, a computer lab and a mini-fenway park whiffle ballpark as well as outdoor activity areas.

Served as construction advisor / construction executive for more than 20 years on various MIT construction projects. Projects included renovating the 155,000 sf Francis Bitter Magnet Laboratory (pic), the campus book store (pic), McCormick House headmaster's kitchen (pic), Next House headmaster's kitchen (pic) and the new 2 - 5,000 T central chillers (pic) as well as numerous other projects where Peter provided conceptual budgets.

Boston- Norwood Hampton Inn

Managed Pre Construction Services while Vice President for Pre Construction for the Construction Manager and took over as Project Manager 75 days into the renovations after the PM left another job. The new owners of this 100,000 SF six story Ramada Inn wanted to start generating income under the Hampton Inn flag as soon as possible at the lowest PIP cost possible. Our agrressive scheduling enable construction of the $9 million renovation to be completed in seven months. The work included asmilating 17 balconies into guest room space, replacing all windows, installing a new roof, installing a new EIFS building envelope, building a new port corchere, creating a new two story dining room by demolishing six second floor guest room floors and importing grantile from China for the front desk, guest room bathrooms, guest room bars, public rest rooms, dining room counter tops and first floor corridor window sills. The work also included adding a guest laundry room, leveling 5 levels of precast concrete plank floors, rebuilding all guest bathrooms, installing new chillers, installing new guest bathroom plumbing, replacing all common area and guest room carpets, replacing all guest room closet doors, replacing common area and guest room wallpaper, installing first floor and lobby floor marble as well as refurbishing the two elevators, installing a key card reader system, adding a guest data center and adding a conference room.

New 100,000 sf Manufacturing Facility

Provided PreConstruction services for this 100,000 fast-track high-end manufacturing facility on a strict budget and an inflexible schedule. Working as the owner's representative / preconstruction services project executive, Peter worked with the design team to assure the project design followed the owner's program directives to a tee and worked with the general contractor to assure all long lead equipment and materials were ordered in a timely manner to assure the project would be completed on schedule and in budget - which it was.

As the Owner's Construction Representative, we assisted them with the fine tuning of the house details they are purchasing from developers; tracking construction to assure materials are being installed to manufacturer's specifications and serving as the owner's construction expert who deals with the builder to make sure the builder fulfills his contractural commitments to the owner.

500 Boylston Street

The building, Five Hundred Boylston Street, has a substantial biography in Wikipedia, http://en.wikipedia.org/wiki/500_Boylston_Street. It is a 1,060,000 sf structure with three levels of below grade, six acre, parking garage, two levels of retail and twenty three levels of class A office space. The building has six foot thick basement slab anchored hold down piles, a slurry wall foundation externally bracing on the east basement wall, a steel frame fabricated in Virginia, a curtainwall system manufactured in Canada, granite from Italy, a glass fiber reinforced coffered lobby ceiling, 19 Fuji elevators, a Texas based HVAC contractor and a Texas based electric contractors. Construction commenced in February 1986 and was completed, fully fit up, in December 1988. Completing a project of this magnitude in 34 months is noteworthy. It was accomplished before the advent of computerized project management software, before computerized estimating programs, before BIM or email.
