We provide independent quantity take-offs and estimating for architects, construction companies, developers, home builders, subcontractors and manufacturers. Boston- Norwood Hampton Inn | Jul 2006 | Managed Pre Construction Services while Vice President for Pre Construction for the Construction Manager and took over as Project Manager 75 days into the renovations after the PM left another job. The new owners of this 100,000 SF six story Ramada Inn wanted to start generating income under the Hampton Inn flag as soon as possible at the lowest PIP cost possible. Our agrressive scheduling enable construction of the $9 million renovation to be completed in seven months. The work included asmilating 17 balconies into guest room space, replacing all windows, installing a new roof, installing a new EIFS building envelope, building a new port corchere, creating a new two story dining room by demolishing six second floor guest room floors and importing grantile from China for the front desk, guest room bathrooms, guest room bars, public rest rooms, dining room counter tops and first floor corridor window sills. It is a 1,060,000 sf structure with three levels of below grade, six acre, parking garage, two levels of retail and twenty three levels of class A office space. The building has six foot thick basement slab anchored hold down piles, a slurry wall foundation externally bracing on the east basement wall, a steel frame fabricated in Virginia, a curtainwall system manufactured in Canada, granite from Italy, a glass fiber reinforced coffered lobby ceiling, 19 Fuji elevators, a Texas based HVAC contractor and a Texas based electric contractors. Construction commenced in February 1986 and was completed, fully fit up, in December 1988. Completing a project of this magnitude in 34 months is noteworthy.
