We have a 1917 home. We will assume lead safe practices to help beautify and protect the home. We will clean up any current chips we have already on the window trough and door thresholds. We will seal the windows on the inside before beginning work to prevent any chips from moving inside the home. We will place plastic on the ground during the cleaning and scraping phases to collect chips and remove. We will re-putty the windows except the windows marked as #1, #13, #14, #15 on drawing. These are the picture window and the three windows on the back of the home around the back door. All doors will be painted, the back door will be painted on the inside as well. The #13 window will be painted on the inside to the left of the door. There is 24 square feet of painted boards in the attic that will need to be scraped, primed and painted as well. See picture for location. Access attic and immediately to the right of the windows. The storm windows will be removed and replaced after painting. We will replace up to 3 window panes during the process as they may break during the re-putty process and scraping due to old age. If more than 3 window panes area needed to replace the cost if $40 per pane or piece to replace. This would additional cost than estimated. We will use a multi-surface bonding primer and Super Paint gloss sheen from Sherwin Williams to complete the project. All surfaces to receive one primer coat and 2 finish coats to complete the project.

We are staining the porch and deck flooring in the front, sides, and rear of the home. We will stain the 17 wood steps, 3 posts that are currently stained and two fascia boards as well. We will use Sherwin Williams SuperDeck for the project due to the combination of semi-transparent, and solid stain and the variance in weathering, SuperDeck will be the better product to use. We will match with a similar brown color. We are not painting the white rails, posts, or fascia. We will not pressure wash either as that will already have been done.

We are staining the entire home with Rubol Sikkens Solid stain. As of now it is a two coat process that can go over oil based stain. I will do some more research to confirm. We are staining the garage doors and doors, windows, and trim will be painted with Sherwin Williams Super Paint in gloss sheen. We have listed an option to stain the deck/porch around the entire home. This option includes the deck wash and steps and will have us using DEK stain from Sikkens. We will use a light bleach and water compound and pressure wash the home before staining. Mr. Horn will gather some more details on installing zinc strips on the home, and I will submit a proposal at a later time to install those while we are here. We will cut out and remove failed caulk and reapply new caulk that is supplied by the homeowner. We will spray WD-40 inside of holes to kill bees and then fill with 2 part apoxy. We will stain the checking the same color as the home.

We will remove the wallpaper and wallpaper border in the Foyer, Den(Study), Master bedroom and sitting room. We will paint the walls an egg-shell sheen to match the current color of the Foyer throughout. We will remove the caulk on the wall side of the stairs and replace. We will not paint ceiling or trim. We will option to paint the Tile in the hall bath and Master Bath if needed.

We will pressure wash the home, caulk any failed areas. We will replace the 12 foot of fascia board on the rear side of the home. Repair three rotted areas on the back doors. We will stain the home siding with Sherwin Williams solid stain. The trim will be semi-gloss Super Paint from Sherwin Williams. We will include the front windows, trim, shutters, railings and all doors. Many windows are maintenance free and are wrapped and will not be painted.

The project consist of an included price for electrostatic painting the front doors. The First optional item included electrostatic painting the hand rails, railing, two light fixtures, and hand painting the shutter accents that are metal. The Second optional items consists of the soffits, fascia trim, replacing the wood trim board and the garage door frames and the one man door of the attached garage. For the included total we will sand the paint profile down where the paint is chipping. We will apply a two part epoxy compound on the loose material areas that are failing on the window frames of the doors. We will apply desired color electrostatically with a urethane top coat. We will paint both sides of the doors. The First option to electrostatic paint the exterior step railing on the front and near the garage. This would also include the railing in front of the windows to the left of the front door and the two light fixtures near the front drive entrance. The metal accents in the shape of shutters that are inlaid into the wall indention will be brushed on instead of electrostatic paint. We will use a Kem Kromic rust inhibiting primer then top coated with Industrial Enamel top coat to match the remaining metal. The Second option, we will paint the exterior soffits and fascia trim of the home front that wraps around to the side door of the home and the entire area around the detached garage. We will paint with Sherwin Williams Super paint to match existing. We will hand paint these areas, we will not spray. We will wash the home soffits to be painted then apply the two coats of Super Paint. We will apply stain to match on the areas above the windows that are arched and the garage door frame that are stained. We will paint the man door to the garage and all garage door frames. We will replace the fascia board on the front soffit to the left of the garage that has rotted. We will not paint the soffits or fascia trim on home right side past the garage man door, the rear or the left side of the home.

We will paint the walls in the home an egg-shel sheen paint. We will paint the walls, trim, doors indicated. The only door not to be painted is the hall closet door. We will option later to paint the one wall in the Master bedroom with Cheveron Stripes. This room has the lighter color included in the current price, but not adding the stripes. We will option the Master bath and Main bath for a possilbe later project. We will fill the holes and caulk where needed. We will sand Jessica's door to make smooth again. The Kids bedrooms will be the main color, but the closet will be a separate color indicated. Living room closet and Hall closet will not be included.
