Relocating a Kitchen

Even when you build a new home you may find things that you would change later. The kitchen in this 2002 home always felt crowded and the dining room felt detached from the activity in the main great room. The family knew that the space needed to be changed but not the path to accomplish it. The original concrete patio was a great location to expand the dining room space. The biggest challenge was what to do with the remaining space to correct the flow of the home. By finding the right contractor that show an innovative spacial design, the project could move forward. Moving the kitchen into the old dining room area, adding on to the laundry and lengthening the existing pantry angle created the traffic flow and storage space that was needed. New products were selected based on ease of use to keep the homeowners in the space past their future retirement. New LVP flooring was installed in 95% of the first floor for easy maintenance. The darker oak Shiloh cabinetry creates a warm contrast with the flooring. A dropped snack area allows for the use of standard height chairs when eating or doing work at home. LED can lighting was added to supplement the recycled pendant lights from the original kitchen. The door and windows from the original kitchen/dining room were also recycled and included into the dining room addition. What an enjoyable finished space to use for family and friend in years to come!

Small Bathroom with a Historic Influence

Located in a historical neighborhood, this 1920's bathroom had lost its character. The pedestal lav was too much sink, there wasn't enough usable storage and the wallpaper had to go. After demoing the whole room, new cabinets were recessed into the wall for added storage. A new hexagon marble floor and white subway tile wainscoting brought the historical look back and brightened the space. Details were added with glass tile accents in the back of the shampoo niche and wainscoting boarder. The most challenging detail was making the window historically accurate for the front of the home but water proof for easy maintenance. A 3/8" thick glass panel was installed preserving the original window. The room works great for all the age groups and is a pleasure to wake up to for this young family!

Brightening a Basement for Additional Space

Many basements were remodeled in the past by installing dark paneling and dropped ceilings. This may have made them usable but not very enjoyable to be in. The main floor and 2nd floor of this home were typically divided for the 1920's and a large open space was requested for an additional casual entertaining area. Our first step was to take down the drop ceiling and remove any unneeded electrical and plumbing. Next was to layout the rooms and rearrange the bath fixtures to steal space for a larger shower under the stairs. Unexpectedly, we had the challenge of installing additional supports to correct a sag in the upper structure. Once the structure was corrected, we could focus again on updating the space. Adding LED can lights, LVP flooring and drywall created a space that looks as finished as the main floor. The color selections of the laundry (green), 3/4 bath (blue) and main room (yellow) brightened what was a dark dungeon. Now everyone in the family enjoys the additional living space, even the 4 legged ones!

Horrible to Historic Front Porch

Front porches can be considered a thing of the past, but many older homes wouldn't look the same without them. This porch had been replaced by a previous owner due to necessity over the years, but it was time again. Now that the home was in a historical neighborhood the new owners wanted to restore it back to its original appearance with longer lasting products currently available. The porch was removed and rebuilt based on what was found during demolition. As the boards were removed they told the story of the original porch design and railing location that allowed the local building inspector to approve the new shorter height railing against current building codes. With the materials that were used, the porch will live on for several generations with very little maintenance and look fresh as the day these photos were taken. What a great way to add a fresh look and life back into the community! P.S. The owners have now decided to also add the lattice back under the porch

Dated Deck to All Season Sunroom

Even though this home was only a couple decades old, the original deck already needed replacing. The deck shook when you walked on it and was becoming a safety concern for their family and friends. What the current family needed was a sun-room to enjoy all year round. The original deck was completely removed and new structural supports were added to stabilize the added room. Attention to detail can be found by how the new roof blends seamlessly into the original roof structure and compliments the home. The large sliding windows give the sun room a 270 degree view of the backyard and has an extended view to the neighborhood water feature. The cathedral ceiling creates an open and bright room for the entire family to enjoy!

Inviting Family Area from Unfinished Basement

Hard to believe this fun project started as an unfinished storage basement? It was transformed into a family room, powder room, workout gym, and dining area for family and friends. We still had space left over for storage and utilities. The homeowner helped by re-purposing the piece of furniture that became the vanity in the powder room and the old library chairs for the dining area. They also requested the barn-board accent wall with the door that hides the AV equipment made from 100 year old barn-board and in the workout room. There is even a reading nook for the kids on those rainy days. What a great way to expand the family/entertaining area in your home!

From Corner Tub to Custom Shower

Remember the corner whirlpools that were the trend in the 1990's? This new young family never used their corner tub and dreamed of having a custom corner shower. A corner seat, rain head, 3 corner water tiles and a handheld add to the expansive function of the new shower. The original windows were replaced with tempered frosted glass for safety and privacy. They also allowed for coordinating Corian sills to act as their shampoo caddy. The original master bathroom was "chopped up" versus the current trend of open spaces. The master closet was located in the back of the space and the shower/toilet had a separate room. By moving the master closet to the front of the space we were able to open up a wall adding closet access from the master bedroom. We then tucked the private toilet space into the back corner where the closet had been and flip the his & her vanities to accommodate the new dimensions. To help with the budget, we were able to reuse the new granite tops and just added accent mosaic tile as a back splash that repeated the tile used on the corner water tile wall of the shower. The space feels warmer (also added heat coils under tile) and more inviting to start or finish any hectic work day!

Having Fun with a Small Bathroom

The young couple was looking for something functional yet unique and fun for their 1920's home. The tub was removed to include a custom shower and added linen storage. The bright green tile accents and the bamboo cabinetry add the unique features and fun appearance. A nod to the history of the home can be found in the marble octagon floor tile.

Adding Space to a 1950's Ranch Home

The 1950's home wasn't large enough for the new homeowner's modern lifestyle so they asked us to present plans and add a master suite, family room and larger kitchen before they moved in. Four skylights and large windows were also added to brighten the space and all the view to extend to the backyard. We even added some curb appeal by adding the wood brackets and pillars to the front of the home. We think it turned out great and the family loves it!
