Outstanding Company: The purpose of this review is to provide a stellar review and recommendation for Resolute Property Management. In fact, to save you time here is my conclusion - Resolute is exceptionally competent, highly professional and advises us on problems as if they owned the property themselves. Miki Davis and her company, Resolute Property Management, are outstanding. Overview: We have owned ten different rental homes in the Raleigh area over the last five years. Resolute has managed each property. We live across the country from Raleigh and have to trust and rely upon Resolute with our investment. We have complete faith and belief in their professional services and performance. An Important Observation - Tenants vs. Owners: A quick aside. When reading reviews about any property management firm, note that there are two perspectives: the tenant's perspective and the owner's perspective. Tenants sometimes don't pay rent or empty trash when they leave when they vacate, so they resort to the only power they have - a bad review. If you are an owner, read the reviews from other owners. Resolute represents and works for owners. Owners pay Resolute, so you will have the most objective analysis by investment property owners of Resolute's professional services. First, I am spending the time to lavish praise because it is highly warranted. And, for the record, this review was unsolicited. I wrote this via my own volition. Second, Resolute maintains access to its own trusted network of property professionals. Their network includes carpet cleaners, appliance maintenance, painters, garage door repair experts, 24-hour plumbers, irrigation systems, roofers, and more. If any of our properties experience an issue, Resolute can either fix it or has immediate access to those who will. Third, Miki Davis, the owner of Resolute, is exceptionally professional, thorough, responsive, and experienced in all of her prompt correspondence with us, whether telephonically, online or in-person visits when we are in town. This is not only her 'job,' it is her baby. She cares about the satisfaction of each of her clients. Background: Here is a brief frame of reference. My wife has been an attorney for over 30 years and a significant portion of her practice involved real estate. I have been a corporate officer and a business owner for 30+ years. For a brief period of time, I took a break from the corporate world, as my wife and I were buying properties for our own account. I was a very active in buying/selling income property and interacted with property managers from single-family homes and duplexes to companies managing 20-150 units. I gained a unique appreciation for what distinguishes quality when managing properties. I found many 'bad' and very few 'good' property management firms. Resolute Property Management is exceptional. In conclusion, it is with that perspective that I proudly and confidently offer my highest recommendation for Resolute Property Management.

I have been using Resolute Property Management for the past 2 years to ensure that my property is well maintained. I could not have found a better company. They are willing to check my property at anytime, they assist me with all my needs for my home repairs and provide great vendors. I receive my payments promptly from my tenants. They take the worry out of renting out my home.

As a new tenant of a Resolute property in Wakefield Community, I have found this management company to lack integrity. In negotiating the lease of my current residence, I dealt with their agent, Vicki, who I have found to be "forgetful" of the things that she had agreed to to alleviate any concerns during our lease negotiation. I currently live on Imperial Oaks Drive in the Calloway on the Green community and despite anything Resolute may tell you, there is indeed a visitor parking issue here within the community. I told Vicki that we would have an additional car which would need to be parked in visitor parking and had asked her directly what the parking situation would be. She plainly said that visitor parking is not really monitored here so we should not have a problem. My child received a letter from PPM property management threatening to tow the BMW convertible my child drives if it is continuously parked in visitor parking. When I called about this issue, Vicky at Resolute denied ever having the conversation with me. Having had this parking issue with my child's car in our previous community, the parking issue would have been a deal breaker as my former neighborhood property management company can confirm. Further, when we have needed maintenance issues taken care of, they were not handled in a timely manner. As a result, I have also filed a complaint with the Better Business Bureau. If you have to lease a property in the future, I would NOT recommend dealing with Resolute. If you need a property management company, please read my Better Business Bureau complaint before doing so. Thank you.
