Elm Remodel

Complete Remodel. New hardi siding, New roof, New vinyl windows. New bath added. Existing bathrooms and kitchen completely remodeled. Supervised subcontractors for all new complete electrical and plumbing throughout this 1930's era home. The water main froom the street was also upgraded and replaced with new 1.5 inch water main. Drywall repairs, insulation added, taping, texture and paint inside and out. We did not have to add to the footprint of the home- but actually added a bathroom to a previous attic space. Entailed bumping out the roof line above the attic storage space to accommodate the Master bathroom upstairs. In the bath we installed a double vanity, large stand up shower and a jetted Jacuzzi brand tub- with a skylight above! Also upstairs- there were two small bedrooms, which we changed to a Master Bedroom Suite which was very large with a walk in closet and a workspace under one of the dormer windows. The new design allowed for a large king size bed to be placed in at least 3 separate areas in the Master Bedroom. Laminate flooring was installed in several rooms as well.

This was a 1940's era home that received a complete upgrading. New Hardi siding, new vinyl windows, new roof- with the old roof removed. Complete bath and kitchen remodeled and upgraded. New floorcovering throughout. Of course painted inside and out- repairing drywall and retexturing as we went.

Elmore Duplex remodel

This was a challenging project! The home was built in the early 1900's and was a huge home in a neighborhood of apartments and very small homes- and it was on a somewhat busy street. the challenge was to maximize the value for the client. The decision was made after our assessment, to convert the single family residence to a tasteful duplex. We were able to do this without adding very much at all to the home footprint. We just added about 200 square feet the home and did a complete remodel from top to bottom. We added a room in existing floor space to add a bedroom and bathroom in an excessively large room. We installed hardi siding, removed about 5- yes FIVE layers of roof and installed a new roof. We installed new vinyl windows and painted the outside. I drove by recently and it still has the same paint we installed- years later! We did a complete remodel in the bathrooms and kitchens. Since we turned this into a duplex, we had to add a completely new kitchen. We installed oak cabinets throughout. Local code required a "firebreak" between the units- so we installed that as well. The client chose Berber carpet for the interior and a high grade vinyl for bathrooms and kitchens. The net for the unit was 7 bedrooms and 4 bathrooms. We encountered an isolated issue with the concrete foundation in one area of the home, so that was corrected as well. We installed an asphalt driveway as well.

This was a 1940's era home that we did a top to bottom remodel. New hardi siding, new windows, added crown molding as a bonus feature! New paint, new roof, new bath fixtures and new sink and cabinets/ counters to the home. The challenge at times with this home is that is was built on a slab.
