Exterior Remodel | Apr 2013 | Chrysalis Award Winning Project Residential Exterior over $100k The owner of this property was hoping to take a bland yard, grass from end to end, and add some delineated spaces for entertaining. They also wanted a separate guest quarters with a bathroom that had some type of relationship to the new space. They also wanted to highlight the new pool they were installing by providing a raised sun deck and seating area. For the outdoor family/dining room we set out to create a series of rooms without any walls. The stucco columns were widened to add girth to the structure, providing a look of substance or insinuation of a wall. The flat roof was used to allow the existing second floor bedrooms to maintain a view of the rolling hill beyond the pool area but it also helps give an appropriate scale to the structure. The pool and its surrounding patios were designed to naturally terrace the sloping earth. Decorative gas fire accent features add hierarchy to the Jacuzzi spa which is centered on the overall width of the pool. | $100k | San Diego, CA | |
Interior Remodel | Apr 2013 | Chrysalis Award Winning Project Residential Interior over $100K By swapping the dining room with the kitchen and removing all the walls that defined those spaces we were able to create a spacious open floor plan that allowed for visual connection from room to room. We installed La Cantina doors in the family room so they can extend the use of the room out to the adjoining rear patio. The existing fireplace and mantle was retained, the original brick work covered by a contemporary tile. An unused coat closet provided enough space to turn the downstairs powder room into a full bath with shower. The laundry room was enlarged and French doors now provide access from the parlor to the front patio. Bathroom Remodel | Apr 2013 | Chrysalis Award Winning Project Bath Remodel $40-$60K The owners of this 1940's ranch style home wanted an updated look to the bathroom but didn't want to lose the character of the time period. Their primary goal was to have a clean simple masculine look in a more contemporary style without standing too far out from the original character of the home. They were looking to have a spa experience at home. The existing space was completely gutted and only the vanity fixtures remained in its original location. The closet-like shower was replaced by an open tub/shower combination with a brief glass wall. The materials used were of simple tone and texture except for the main accent wall of the tub area. The textured tile selected for the accent wall of the tub gives a nod to the mid-century roots of the house while accent blue light add the modern flair. The natural wood grain of the cabinet's extends to the tub surround face. The cool grey tones of the Ceasarstone tub deck and counter blended with the glass tile backsplash all help to achieve a calm and relaxing environment, simple and clean. | $45k | San Diego, CA | |
Historic Renovation | Apr 2012 | Chrysalis Award Winning Project Residential Historic Renovation The client's primary goal in renovating their 1929 Mission style bungalow was to be as true to the history of the home as possible, without giving up the modern day conveniences. The scope of encompassed the entire home including the kitchen, 2 bathrooms, 2 bedrooms, and an office. The original house's foundation and subfloor was riddled with dry-rot and termites. The entire original 8" footings and subfloor was replaced room by room as we progressed through the remodel. The challenge to any home renovation is make the new appear as seamless to the existing home. This can be accomplished through the circulation of the rooms as well as the materials used. A good example for this project is the hall bathroom which was gutted and replaced with true period piece tiles of vibrant green and black borders. Arched openings were a constant in this style of architecture and were reintroduced in this bathroom to define the shower and tub area. The design element of the arch was also used in the doorways that divided the living room and office from the hallways. The stained arch-top doors with black hardware appear completely original to the home. The kitchen was also updated with new cabinets, appliances and fixtures but the walls remain intact to the original scheme, foregoing the more modern day open floor plan. The homeowner was insistent upon keeping the original blue color in the window frames so they were special ordered through Sierra Pacific. | $357k | San Diego, CA | |
Cabana Construction | Apr 2013 | Chrysalis Award Winning Project Detached Outbuilding The purpose of this project was for the client to have a covered outdoor space connected to the pool and serving as family room. The space was to include a fireplace, exposed beamed ceiling and kitchenette. Creature comforts in this project include a gas fireplace, ceiling mounted heaters, and a abstract painting lifts via remote to expose the "artfully" hidden big screen TV. The travertine floor marks the entry to the space and the structure is rimmed on three sides with full height wind/sun protection shades which operate by remote control.
