Lynnwood Kitchen Remodel

Jan 2013

A remodel to a 1960s split level home. The original kitchen was enclosed and separated from the rest of the living space. With limited counter space and a dining nook too small to be utilized, the existing space was in need of some improvement. Our design included opening up the walls, replacing and relocating a pantry closet with a built-in cabinet pantry and adding additional countertop area. The footprint of the kitchen remains the same but it feels twice the size as the original.

This 1,600 sf house is designed in modular components for offsite fabrication for a waterfront lot on Bainbridge Island, Washington. The prefabricated main and upper levels connect to the site on a site-built foundation that cantilevers towards the bluff.

YP House

Jan 2012

This remodel proposes a comprehensive addition to an existing 2,500sf two story home with a detached garage. The project connects the garage to the house while adding dormers and clerestory windows to maintain the scale and character of the existing home. A modest addition to the kitchen and family room expands entertaining and dining towards the expansive back yard. On the main level, an expanded entry and living room connect the entry walk to the existing living areas.

Sammamish Kitchen Remodel

Jan 2011

A remodel to a 1970s split level home. The living room received updated finishes including a new stone veneer on the fireplace, wood ceiling, and a built-in media cabinet carved out above the entry closet.

Lake Forest Park Remodel

Jan 2010

This rambler on a large, secluded lot became the focus of a number of updates to existing infrastructure. The kitchen and family rooms were updated with modern finishes and the laundry room has been expanded to include dog washing amenities and extra storage. In the bedroom wing, the bathrooms will see a complete reworking to create a true master bath with soaking tub and walk-in shower.

Ballard Remodel

Jan 2008

The original split-level configuration of this home was maintained but the central stairway was rebuilt and exposed to access a new upper floor and rooftop deck with views of downtown Seattle and Mt. Rainier. All opportunities to expose structure were taken on the interior, from uncovering existing wood decking and floor beams to the open wood stair and steel railings. The large cantilevered shed roof provides passive solar shading for interior spaces and preserving exterior siding materials below. Sustainable building strategies and materials were utilized wherever possible throughout the project.
