We reimagined a 1920s kitchen to improve functionality and reflect the homeowners propensity for all things vintage. The resulting space is a colorful, modern take on the art deco era the home was originally built in. Open-concept dining and shaker cabinets are juxtaposed with patterned tile and plentiful brass. Splashes of bold colors make this kitchen remodel a fun, smile-inducing space.

Lofty Live-Work Attic Conversion

Like many Seattle homes, this 1929 Ravenna craftsman had a surplus of bedrooms and only one bathroom. With a daughter now in middle school, it was time for the family to add a bathroom and create a true master suite the parents could call their own. Though the attic was finished, it was comprised of two bedrooms surrounded by unfinished storage space. It was a bit dark and lacked any sense of character. Without losing storage, we were able to convert one of the bedrooms into a bathroom, turn a closet into a cozy reading nook, and expand the landing area into a built-in office. The brightened, lofty attic is now highly functional living and work space.

Small Kitchen Layout Swap in Under 200 Square Feet

When it comes to old, yellow kitchens, this was probably the oldest and most yellow we’ve seen in a while. From the wallpaper to the vinyl floor tiles, this Seattle kitchen remodel would require a complete overhaul. Most importantly, the homeowner wanted to change the layout in order to make the small kitchen footprint feel more spacious without building an addition. The existing kitchen measured just 120 square feet. An adjacent dining room was another 46 square feet of usable space, which wasn’t serving its purpose in this home for one. By combining the two rooms, we opened up the layout to many more possibilities. Ultimately, a U-shaped kitchen was chosen with a large pantry storage area on the left and a new outdoor deck off to the right.

Open-Concept Home Makeover With Pops of Color

From typical to totally unique, this Ballard home underwent an immense renovation inside and out. We remodeled two of its three stories in order to accommodate a family of four. The transformation included: an addition, a change of layout, a kitchen remodel, one bathroom remodel, one bathroom addition, two bedrooms, a butler’s pantry, stairs, and exterior work. Now, the homeowners are thrilled with the openness and originality of the home, complete with their own personal touch—plenty of accent colors!

Bathroom Dormer With Spa Shower

From dysfunctional to dreamy, we took a Green Lake master bath and made it into a beautiful spa shower space. The existing bathroom was built into what was likely a closet, requiring the sink to be located outside the small, oddly-shaped room. A sink in the bedroom? Not ideal. Additionally, the shower was sunken into the floor to give the user more headspace due to a sloped roof. The bathroom before the remodel wasn’t very functional, felt dangerous, and was crammed into a space not meant for a bathroom. By adding a dormer to the side of the house, we were able to create more space for the spa shower and vanity the clients always wanted.

Modern Farmhouse Basement

This Sunset Hill home needed a lift in order to transform the basement into a livable dwelling space. Lifting a home is a great way to add space and increase value without taking away square footage from your yard. It’s also a surprisingly economical way to approach a change to your living space, as it avoids the costs of selling and purchasing a new home (broker and legal fees, taxes, moving costs, etc). From an unfinished, 6-foot-tall basement to an industrial, farmhouse suite—this house lift and remodel in Sunset Hill was an incredible feat.

Adorable Green Lake ADU

With her long-term renter moving out, this Green Lake homeowner decided it was time to remodel her accessory dwelling unit on her homes second floor, to make it more stylish, functional and a stronger investment. The biggest challenge was creating a beautiful, functional, airy ADU kitchen, in a roughly 90-square-foot space with a sloped ceiling. Luckily, the homeowner and Model Remodels in-house designer clicked, and the two began a dialogue to transform the space. The designer listened carefully to the homeowners goals an important distinction from the homeowners initial ideas and selected materials that matched the clients aesthetic and budget. The crew took down the wall that divided the kitchen from the living space and effectively flipped the original layout. Though removing a wall lost some upper cabinet space, the designer planned a peninsula to maximize base cabinet storage, along with countertop space. In the peninsula, she added a sleek, flat-top range and a bar-top seating area. To get the most out of the small space, the designer recommended slightly-smaller-than-standard appliances and creatively added shelving in the nooks along the sloped ceiling. The result was a bright, open kitchenthe complete opposite of the dark, closed-in look from which it began. The white cabinets, blue walls, and light grey quartz countertops create the effect of more soft, natural light. Model Remodel replaced all the fixtures with more modern ones, keeping with the cool, calming color palette. Another design choice was keeping with the homes 1920s character. The lines in the French doors are craftsman, the hardware on the cabinets is oil-rubbed bronze, the backsplash is a glass subway tile, the overhead light fixture is vintage, and the crew exposed the old chimney bricks. The handy homeowner- who is no stranger to construction and even filled in the brick masonry hole herself- also decorated the home with refurbishing projects from Seattles salvage stores. In addition to the remarkable kitchen transformation, the team replaced the ADUs inefficient French doors and window; added new flashing and railing to the balcony, which had fallen victim to rot; installed new durable, stain-resistant carpet for future renters; updated the electrical work; safely removed the second floors asbestos; and insulated the entire space. The unit now feels far less drafty and far more welcoming. To top off a wonderful partnership, a Model Remodel friend decided to rent the beautiful Green Lake unit. It is no surprise why!

Eastlake Small Space Maximized

The owners of this 488-square-foot condo comprise a fun Yakima couple and their Seattle-based daughter. The family views this small space as an investment property but also loves having it for the time being. Its Eastlake location in the heart of the city is perfect for their interests. It provides an urban lifestyle for the daughter, living there full time now. However, when she moves out, it will turn over to the parents, who are highly involved in Seattles theater community and plan to use the condo for weekend trips to shows. When the family is ready to sell, though, their investment is sure to pay off, due to the condos prime location for young professionals in South Lake Union. With all their future plans, they asked for the help of Model Remodels in-house designer to make the small unit as sleek and functional as possible. She presented two full concepts to the family that included plans for the kitchen, bathroom and sleeping area. One of the main objectives was getting the most out of storage space in the small unit, keeping the appearance uncluttered and sophisticated. After feedback from the clients, the designer was ready to move forward with construction plans. The Model Remodel crew reworked nearly every surface in the condo. In the kitchen, they replaced the old cabinets with ones that stretched all the way to the ceiling, maximizing the cabinets storage. They replaced the dated appliances with European, smaller-than-standard ones. The team picked beautiful Palissandro laminate cabinets, paired with white quartz countertops with a waterfall edge. The cabinet doors also operate on slick push latches. The crew used the same cabinets in the bathroom and living room, for a cohesive look throughout. Other changes include cork flooring throughout, as the mother and daughter love yoga and thought the flooring would work well for their practice. The crew also installed some chic sliding door partitions between the sleeping area and living room to provide privacy, despite the small spaces open layout. The team also made way for more vertical storage in areas such as the bedroom closet and bathroom. The family is thrilled with the new look. All the changes created a space that was more organized and functional, in addition to being more stylish. It is a terrific unit for the clients to own for the next several years to come. An added bonus, they were an absolute pleasure for Model Remodel to work with. The designer said about the wonderful clients, They were great. Ive never laughed so hard in meetings as I did with them.
