This 1973, 4 bedroom, 4.5 bath home overlooking the water started out as a simple remodel to three of the bathrooms and the family room, but quickly evolved into a whole house make over. To create a magnificent new facade for this home, the second floor siding was replaced with stucco, and wrought iron posts and railings on the balconies were replaced with columns and arches. The wood planked balcony floor was replaced with travertine tiles. The stucco soffits and porch ceilings were replaced with Cypress tongue and groove ceilings. All exterior doors and windows were replaced with energy efficient, impact rated doors and windows. Decorative trim and new exterior lighting also adds to the architectural detail. A new retaining wall was built in the back yard to create a more useful entertaining area. Twelve large royal palms were brought in to add areas of shade throughout the entire day. To achieve a pleasant entertaining environment around the swimming pool, all of the noisy and aesthetically unappealing pool equipment was relocated. The existing pool deck was a rare travertine, so to achieve the pool deck extension, the existing driveway travertine was repurposed for the pool deck extension, and a new paver driveway was installed. Inside, the existing family room had floor to ceiling dark wood paneling, drop ceilings and an asymmetrical, glossy blue fireplace and hearth. The paneling was replaced with drywall, the drop ceiling removed, and the fireplace eliminated. A unique three-dimensional piece of art was installed in the kitchen trey ceiling. New cabinets were installed in the laundry room, and 2.5 bathrooms were completely remodeled. Interior doors and hardware, electrical switches and receptacles were replaced throughout.

Chrysalis Award Winning Project Residential Exterior under $100K This home was built with a large pool and deck in a small backyard. The awkward shape left little space for outdoor living. The wish list included a pool design with unique water features, a sitting area, a wading area, aqua-colored glass tiles, and LED lighting features. They also wanted ample shaded area to enjoy outdoor living. The pool is featured with a waterfall, lighted deck jets, LED through the wall lights, a shallow sun-shelf area to relax, and area deep enough to enjoy a cocktail while watching the sunset. A Sylvester palm was planted to provide shade.

Our clients had a unique and very specific wish list including a fenced in back yard for the dogs, a guest suite for visiting family and friends to enjoy, an open floor plan for entertaining, a hide-away bar, a fully equipped kitchen and a master suite with a private shower, lots of closet space, televisions visible from all angles, a double bowl vanity, and a large tub with water jets and an in-line heater. The owners wanted the foyer to make a statement when you stepped in the front door. The foyer space was separated from the formal living and dining areas by replacing an existing decorative post with a large column and connecting it to the walls with beautiful arches and trimming them out with decorative molding. The soffits in the formal living and dining room were wrapped with custom intertwined circles with decorative moldings. A feature wall was constructed with bi-fold custom doors hung by invisible Soss hinges, and covered with custom paneling to create a near seamless circular patterned wall. Hidden behind the feature wall is a wine bar. When the bi-fold doors are opened and unfolded, suspended bar stools tucked under the countertop are revealed. The hidden bar stools are bolted to the concrete floor and swing out for bar seating. The Master suite needed a lot of help. In this case, the need for more square footage was not the issue. The problem was the having too many walkways and open space in the middle of the rooms. By eliminating the hallway separating the two walk in closets and relocating a single walk in closet to the opposite end, we were able to provide them with everything on the wish list. The existing kitchen layout was small and closed in. By removing the walls and closet separating the kitchen from the rest of the living space, we were able to design a new floor plan where the main view from the kitchen sink was Boca Ciega Bay. The kitchen is equipped with hardwood dovetail drawers with full extension soft close drawer glides, solid, raised panel doors and drawer fronts, decorative corbels, decorative pullouts on each side of the stove, under cabinet lighting, and hidden plug strips with a USB charging station. The existing kitchen cabinets and tops were re-purposed and installed in the garage for added storage and function. In the family room, one window existed at the left of the fireplace but had been covered by cabinets and never used. Once we uncovered that window it was an easy decision to replace it with a larger one and add another window to the other side of the fireplace for symmetry and increase the water view even more. The owner's wanted the guest suite that was located at the rear of the home with a view of the bay, to be more spacious and guest friendly. The hallway linen closet was deleted and the bedroom closet size reduced to enlarge the bathroom square footage. Now guests have the comfort of a double vanity, larger shower, and plenty of storage. In the back yard, the owners wanted a dog-friendly yard. Existing plants and shrubs were deleted and the patio was extended several feet with a new stone retaining wall and a new travertine deck. The steps leading out of the sliding glass doors and covered lanai were resized to meet code. One privacy wall was built to mirror the opposing privacy wall, new gates were installed at either side of the house, and an aluminum railing and gate were installed at the seawall to contain the dogs. The existing wooden dock was rebuilt with treated lumber and composite decking, and the galvanized steel boatlift was replaced with a solid aluminum frame. Nautical lights were installed on the railing, lighting the walk way out to the dock. Benches were constructed on 2 sides of the dock creating the perfect place to relax, and a fish cleaning station and sink were installed for convenience. A spot light was installed to light the way on a late night return home from the water. The existing hurricane shutters were removed and replaced with Storm Watch panels, the entire house was repainted, and the roof was power washed and sealed to complete the project.

This 4,491 square foot 2 story home was ready for a kitchen remodel. At a glance it seemed very nice, but once we started to focus on some of the finer details, it made perfect sense to redesign the layout. The island had very little usable counter space. Quite often the kitchen seems like an afterthought in some of the homes we see built in the 2000 era. Our customer's wish list included: - Larger more functional island - Better utilize workspace - Update cabinetry with enhanced features and design - Open kitchen to formal living room - Allow travertine flooring to flow from room to room - Lighten and brighten the kitchen We started by cutting a large arched opening in the wall separating the formal living room from the kitchen. This allowed the sunlight to flow into the kitchen and now the large island could not only be very pleasing to the eye from the living room, but also extremely functional. We relocated the refrigerator to a wall closer to the family room and moved the gas cook top to a wall where we could feature a large hood with a patterned tile backsplash. The new kitchen is fully equipped with all the latest amenities, which includes solid maple raised panel doors and drawer fronts, hardwood dovetail drawers with full extension soft close drawer guides, easy access corner cabinets with lazy susans, cutlery tray dividers and knife block drawer, extra deep pots and pans drawers, motion sensor trash can pullout, custom range hood with spice pullout columns, all custom bench seat with drawer storage, multi-step crown moulding with rope accent, multi-stacked upper cabinetry with seeded glass doors, decorative light valance with custom LED lighting, and hidden electrical outlets throughout. By eliminating the peninsula high sitting area and building a window seat for the dining room table, we were able to increase the size of the island dramatically and greatly improve traffic flow which created a more suitable space for people to gather. They are very pleased with not only the new kitchen design, but the formal living room, that was seldom used in the past, is now a part of everyday living.

The original kitchen in this 1974 home was the typical 10 x 10 square with a dropped ceiling. The owner's wanted to expand the kitchen to the rear lanai. The challenge became building a kitchen that was positioned outside the parameter of the structural beams, yet tying it together as if it was intentional. To create an open floor plan, we removed all of the interior kitchen walls. Burgundy Bamboo was installed throughout, making the room feel warm and inviting. The dramatic Rainforest Brown counters make a statement with the maple cabinetry featuring an apron-front sink base, under-counter microwave, wine storage and panties with pull-out shelves.

Moving the bedroom wall out 3' to accommodate the closets allowed utilization of the old bathroom/closet space for a private toilet room, double vanities, and a large step-down shower with dual shower heads, which required relocating plumbing. All windows and doors in the home were replaced with impact, energy efficient windows and doors. This guest bedroom had water damage from a leaking window. By removing half of the closet in this guest bedroom, additional square footage was added to the guest bathroom which originally was very narrow and small. The tub was removed and the use of tumbled travertine was carried in and used for the shower, base boards, and walls. This guest bedroom was converted as a home office. The swimming pool was resurfaced with a Pebble Sheen finish, and the gold French pattern travertine was used for the decking material. A corner pergola frames the above ground hot tub. The lanai roof was extended and features a cypress wood ceiling. An outdoor kitchen island was installed to include a grill, a Big Green Egg, a trash bin, and a beverage cooler. The pool cage was removed, the pool equipment and AC compressor were moved to the east side of the home, and the gold French pattern travertine decking was extended several feet beyond the pool as well as across the entire length of the rear of the house with a pathway leading to the dock and a sidewalk along the west side of the home. After reviewing several ideas for space planning for the Master Suite, the living room wall was moved out 3' to accommodate His and Hers closets in the bedroom. The customers wanted a design for a new facade for the home to increase curb appeal and create a casual, Tuscan but tropical look for their entire property. The existing "wall" facade was replaced with a portico featuring a 12' ceiling of cypress wood, directional lighting, and arched window openings. We opened up the living room by relocating the kitchen and making a sliding glass door into a window. A large walk-in closet was built in the corner to house/hide entertainment equipment. This also provides additional storage space for miscellaneous belongings and allows TV viewing from virtually anywhere in the room including the kitchen island/table. Custom cherry wood trim that matches the cabinetry frames the sliding glass doors, tiki bar windows, and TV wall. Standing in the same position. The new relocated kitchen. Looking into the existing kitchen doorway from the living room. A wine bar was installed featuring a unique use of onyx. A 35"x17" window of "Cappuccino" onyx material allows light from the guest bathroom to pass through, creating a warm glow. From the guest bathroom, light from the wine bar area passes through, creating a warm glow within the shower area. Extending a wall in the new kitchen space provided ample room for their appliances, new cabinetry, and granite countertops. Undercabinet lighting and receptacles were used throughout the kitchen. Grey, cream, noche, and gold 4x8 tumbled travertine was used for the backsplash throughout the kitchen with an additional custom design above the sink using hand-picked pieces of honed travertine and a unique use of copper to create the picture of a sailboat at sea.
