I cannot overstate how disappointed I am that I rented with King and King. Do NOT rent with them. They ignored our maintenance requests all year, lied about damages done to the property to keep our security deposit, and let us live with a severe racoon infestation the entire time we were there. We had a professional come quote the damage LAST September (2019) and it was $5,000. We know people in the legal field who said we could take them to court for this, as legally it is a huge health and safety violation that falls under landlord responsibility, but we feared the possibility that they would just evict us as retribution. I am sure they will leave them there for the next tenant to deal with. The other request they ignored was a gutter that was falling over the pathway from the front yard to the backyard. This was extremely dangerous to walk under, and eventually fell off to the point that it was only hanging by screws, and our neighbor was concerned it would break his attached glass greenhouse. This was the only time they decided to come rip off the gutter, since someone outside the lease could have taken legal action without fear of retribution. While reporting the racoon problems, we received one (untruthful) response that they had sent someone out to look at the house and hadn’t seen signs of raccoons. I know they didn’t send anyone, because I was at home 24/7 during this period and no one came by. Even if they had sent someone, they certainly wouldn’t have seen raccoons, as they aren’t out during the day and hid in the back of the attic, which was largely inaccessible to people. Every other complaint we made about the raccoons and various other issues went ignored. Raccoons in houses pose huge health threats, and it was grossly irresponsible to leave tenants in the property with such an infestation. Even the professional who came to give us a quote was shocked that they were unwilling to cover it given how bad it was. Finally, after doing absolutely nothing for us after we paid our rent every month on time, they kept every cent of our security deposit, citing issues we know were not present when we left. They charged us a huge amount for having an unruly lawn with piles of leaves and “unkempt bushes”. The bushes were left in the exact state they were in when the property was rented out. They decided to remove each bush and charge for it, which was not our responsibility, as we were only supposed to return the lawn to its original state. We had a professional mow and clean up the lawn to the exact state it was in when they rented to us--even a bit better. We left the middle of the month, which we told them in writing that day, as well as in an email a month in advance. They decided not to come inspect the property for two more weeks, in which time plants will grow (very rapidly in Tulsa heat) and leaves will fall. They also cleaned up the neighbor’s property, citing that it was our job to clean that up. Shame on them. Please save yourself the headache of renting from this company. They do not care about anything other than money.
