The DEA hires unqualified on site managers that literally use notices that are false and told their employer that we caused the fire and points out the discrimination in why Dale E Anderson decided that he would not continue renting to us,and instead of doing what they normally do,putting tenant in equal or better housing until repairs were complete.Why would we be treated differently? What reason for not negotiating with my family to keep us off the streets and out of the winters weather,now tell me why I didn't go through mental anguish and humiliations when my 4 yo son tells me he's cold seeing him shivering?put yourself in my shoes ,because if the furnace had any maintenance what so ever.there would be reciepts and permits for t he records ,showing pattern of practice and an example is what have they done to repair my unit? They have new cabinets and counter tops,faucets delivered on the 18th of Feb. Any chance they are for the unit that has a family living on the streets,no fault of their own. Looks like another treat some people differently than others.when Heather tells us "get a fresh start and find some place to live i will give you a referral."I ask "what about the two units empty for weeks,we could stay in them until repairs are complete,its winter and we need housing."reply,"This comes from the top and we don't have anything available for you."2nd violation,3rd is cutting off communication to on site managers then they took our access to the online porthole. Leaving us again out to dry,so if they dont understand the 1976 fair housing act. Well somebody's looking at large fines and prison/jail time and HUD can revoke the license to rent DEA LEGACY PROPERTIES 9LLC and the city of Vancouver code compliance and the inspector of the electrical for this apartment complex has to explain why the motor 50amps is wired to a 30amp fuse in the panel for 4A,?and why didn't the breaker fuse stop the power ? I complained about parking,that there are more passes than parking spots 34 spaces 32 units the 11 garages are 4 tenants and rest they use or empty.everday there are people parked in fire lanes,they dont get towed I parked correctly get towed for nothing.the unlawful notices where filled with mistakes about amounts and no signature or registered mail,to intimidate us into self help eviction and they bill us for repairs that never where done and returned deposits that never show up,when the furnace 1968 caught the floor on fire they didn't house the family living there and told us we were going to have to get another place or call red cross for help.Heather told her boss that I had caused the fire with pillow and toys down in the vent. And after entering our apartment without notice took a photo of my twelve yo daughter and chased her out to where I was waiting telling me that she could have suffocated in there because there's no oxygen.and that we couldn't be in there. I Told her she was incompetent and why would she have to be using a bathroom in a cold and stinky place,what caused that to happen. She told me she didn't want to argue and that we were the cause of fire that I would be sued for damages and no longer be renting from DEA and to no longer communicate with her just the online porthole.I asked why not put us up in one of the two empty units.she says nothing is available.so no deposits no help with moving and with Dec rent paid they locked us out.in the winter with two children under twelve ......unbelievable discrimination defamation of my character and real endangerment to my family getting sick and being homeless without access to our stuff criminal.Dale E Anderson wife Leta and Kitrina the CEO of this criminal LLC DEA LEGACY PROPERTIES 9LLC has got so many bad reviews they cut and paste fake reviews to try and mitigate their unique property management pattern of practice,being responsible for hiring on site bullies that steal,lie,intimidate and retalitory and damaging administration of notices that have no signature and after getting the ledgers for the first 11 months they had us pay 1280 when they only charge 999 and then raised rent to 1329 and said we need to pay for garage 129 then to 169 then 189 and the last time to 249 making it higher than three times the money we make and way above the 9.5% so after robbing us for a year they just raised the rents and make us now pay water and sewer without subdivided metering to make it correct billing but arbitrary number without any transparency in the contract changing the agreement without negotiating with anyone. They rent to large Mexican families without fail evicting them before the year is up and always with notices that are unlawfull but scares the poor people to abandon the unit leaving behind some things and lose all their deposits its the pattern of practice that DEA hires unqualified on site managers that literally do nothing to repair and everyone just keeps eating the diminished value of service and destroy the peacefully enjoyment they all pay for each month and its sad to see happen but when your in the target zone its humiliating and has given me PTSD of landlords flunkies that do the unscrupulous things to save money on pesky fees and cost of permits and inspections.literally at the tenants cost,getting no duties from there landlords to provide safe and habitable homes. Criminal charges truly are required to stop the unprofessional and dangerous conditions that tenants silently suffer in everyday.Im all in for what they have done to my family like a pit bull with lockjaw hanging on the rear-end of DEA PROPERTIES 9LLC. UNBELIEVABLE. (NEGATIVE 10 STARS.)

I have worked for DEA / ALP for 3 years now. It is a GREAT company to work for. Of course like with anything and everything not everybody will agree. Not everybody's experience will be the same. That said I have worked as a maintenance man and a property manager/resident manager. I'm not going to call most of the properties that Taj mahal or Ritz-Carlton. But I will say that they are decent, safe and healthy places to live, whether you live single or have a family. During my time as a maintenance man I can say without a doubt maintenance requests, at least at the 4 properties I was at, were taken seriously and addressed quickly. When things broke, we fixed them. Of course, only know what we know. A lot of times tenants like to fly under the radar, and in many cases maintenance requests that are minor turn to major. As a tenant myself prior to this career, I didn't want management or maintenance poking around either. Mainly because I was most likely breaking some sort of rule. The rule we like to break back in the day was roommates not being on the lease...lol but as far as renting apartments. Every apartment we rent comes with new seal new pad new carpet new linoleum new electrical including thermostats heaters plugs light switches light fixtures kitchen appliances range hoods ceiling fans etc etc. Every unit prior to renting is cleaned primed and painted, or just cleaned and painted (depending on how old the carpet is and how long the previous tenant lived there).. we allow pets free of deposit as long as you have a companion pet letter or because of the extensive amount of damage pets inevitably due on a daily basis just with normal wear and tear, we charge $1,000 pet fee broken up into four payments. You can have as many guests as you like as long as they adhere to the rules and I respectful of other tenants and management. I don't think that's too much to ask at all. It does say in the contract though that if you have an overnight guest for more than 5 days per month, that they be put on the monthly contract so we can run their background. If somebody is going to be on the property for more than 5 days and spend more than five nights every month we want to make sure that they're not a sex offender or a violent criminal. We owe that to the tenants and their children who live here. Again I don't think that that is too much to ask. Oftentimes with reviews especially in the rental industry you find more bad ones than good. You see reviews talking about shotty maintenance or shady dealings. But with all due respect we don't rent any apartment before the prospective tenant has a chance to see it and walk through it look behind the doors under the cabinets flush the toilet check the heaters etc etc. Every perspective tenant is taken on a tour of the grounds of the apartment and has an opportunity to sign a move-in report. If something isn't up to satisfaction or there is a problem with the unit that needs to be addressed the perspective tenant has an opportunity to write it down on a move-in report and sign it along with the resident manager. Apple if there is a dent in the refrigerator or a scrape on the linoleum or a stain on the carpet you would on the moving report write that. You would say range hood and kitchen as small dent on left side. You would say there is a 4-inch scrape on the linoleum in front of the patio door in dining room. You would say in hallway red stain in front of left bedroom. Ect ect .. you see reviews that claim there was cockroaches or ants. You see it doesn't work that way. Ants are scavengers and so are cockroaches. Meaning if there isn't any food for the ant or cockroach to eat, then they won't go there. Cockroaches infest homes that have decay as that's what cockroaches eat. They typically eat the rotting and decaying foods often associated with salmonella. Ants are the same thing. An ant won't go in just simply breathe the air on your countertop for no reason. It will go on your countertop because you didn't clean it and there is a food source right there for it to eat and scavenge. So even though I can appreciate and understand that when you rent an apartment and are forced to pay the outrageous prices they charge nowadays to rent a house or an apartment, you feel a sense of entitlement when it comes to certain things. Many of those entitlements I agree with. But not every problem a tenant encounters is the fault of the landlords. Again you don't move into an apartment until you look at it and when you do look at it every apartment that I've ever moved into or been associated with has had a move-in report. That way you don't get charged for the things when you move out that were there when you moved in. And again with all due respect if you were to sign that everything was great and everything was awesome when it wasn't great and it wasn't awesome then that's your fault for signing / lying, for whatever reason, on the move-in report. Because why would you say something was okay if it wasn't???!? It's easy to read a review and take it to heart. But common sense isn't necessarily a flower that grows in everyone's garden. So a lot of times when people skim over reviews they're listening to a disgruntled tenant not necessarily knowing what they're talking about. I'm not saying that DEA and ALP is perfect. Because no one nor anything is. Like any company or person, mistakes have been and are sometimes made. Saying that, I also want to state that the owners and managers of DEA and ALP, understand that certain things were neglected in the past and mistakes were made. However going forward, we are striving to rectify those mistakes and pay attention to what was once neglected. Driving daily to be proactive and attentive while providing the best tenant and customer service possible. We understand that without the tenant none of us would be relevant. If you go by any of our five properties that my wife and I run, you will see the care to detail to curb appeal and to overall tenant and guest experience, is being prioritized. We have upgraded modified remodeled and improved the majority of our units. Some of our older properties have been scraped and painted and are in the process of being remodeled and weatherized. My wife and I as property/resident managers take it very personal when one of our tenants is having a bad experience or is being treated unfairly. We try our best to advocate for our tenants while maintaining our obligation to professionalism and our job and its investors. Like I said we're not perfect and our properties aren't the Ritz-Carlton. But they're a great bang for your buck, and they are a safe comfortable modernized place to live whether you're single or raising a family. The average price of a one-bedroom in Clark county Washington is $1,545. We have two bedrooms starting at $1,329. Are one bedrooms are at $1,199. Our studios are at $1,049. Like I said every apartment we rent is upgraded and modernized. If I was moving into a unit I wouldn't want somebody else's pet dander or pet urine soaking in to the pad. I'd want that pad carpet removed and for them to spray sealant down to get rid of any pet fluid. So that's exactly what we do. You get new door knobs new hinges I'm talking every detail. And if that's not enough you have the opportunity to look at it in person before you sign any signature or pay any money. So again take these reviews as you would a grain of salt. Ask yourself if it was such a big deal why didn't they put it on the move-in report??!! Remember if it doesn't make sense it most likely didn't happen. DEA Investments (aka Anderson Legacy Properties) is a terrible company that unfortunately owns a lot of Vancouver. The management is absolutely terrible. They do not know landlord tenant laws and will instead intimidate you and harass you. When you assert your rights, they retaliate against you. When they purchased the property they forced all of the tenants to sign a new lease which basically forfeited your deposit, forced you to pay for painting and new carpet (even though you weren't given new carpet or painting). Ridiculous rules like you can't have a visitor for more than 5 days a month. No, no consecutive or overnight. The manager says you cannot have visitors (even if it's during the day) for more than 5 days per month. It does not have to be in a row. Total days. They pay for water but say that if you use more than normal, they charge you for it. But they don't define what is considered normal! They also now force you to park your car in a one-car garage instead of getting a parking spot. They have closed off most of the parking lot for no reasons. If you have visitors they will be harassed and questioned by the manager. Just completely unprofessional. It's a total dump and management makes it so much worse. They go by different names because of how bad their reputation is. Rent at your own risk.

This company is beyond criminals. Very poorly ran. I believe the property managers are meth addicts. They are roach infested complexes. Zero maintenance help. NEVER!!!!! rent from them. They need to be reported to BBB.
