1. Bay Window: Had to knock out a wall to make a bay window. They actually just cut and left live electrical wires dangling behind the wall. One night, I noticed a wire dangling. I took out my volt meter and confirmed a CUT...LIVE 110v wire was just dangling in my dinning room wall and floor. So glad my daughter didn't accidentally step on it or play with it. Concrete foundation for the bay window was completely uneven and unsymmetrical, so they had to rip out the concrete foundation and completely redo it. Job Site Manager: Showed up once a week, for 15 minutes. Workers continually did not show up causing the job to become months late. The electrician (even though a sub) abandoned the job site causing further delays. Job Site Manager continually tried to float Change Orders, on the second attempt of floating a change order, before getting me the quote and agreement, I informed JB Designs I would not be paying for the change order because the price and scope of work was never written up. On Site Manager began work that was never written up with cost! Used Change Orders as a way to "extend completion date" even though one change order didn't have anything to do with another room renovation. Continually fell behind, continually pulled workers from my job site to another job site. Continually did not have sub contractors ready to do work on my job site, which cause further delays Paint: Painters got paint on television, couches, carpet. I continually had to harass JB Designs about the painters. Painters had to repaint 3 times before JB Designs finally got a different set of painters to finish the job properly. Twice, the painters were using my ladder because they never brought their own to the job site. Kinda hard to fit a ladder in a Honda Civic. After repeatedly telling them to "Do not use my equipment", and complaints to JB Designs management, they finally stopped. Debris: Didn't have a port o potty on job site until I griped, finally after 2 weeks into project, one showed up. Project began late because no one from company coordinated a Dumpster to be dropped off. Dumpster was pulled off the job site 2 weeks before project was complete and was continually left overflowing, allowing debris to blow on my yard and neighbors yard. After the dumpster was pulled 2 weeks early, Contractors began just throwing debris in my front yard. Continually left debris in and around house with nails sticking out of wood debris. Continually had to gripe at Management about the unsafe acts and that my daughter Late, completely sub par quality, sub contractors were inept, Job Site Manager never showed up to lead, guide, and direct or look at work completion. Management was contacted numerous times during this project ...got the same story "I apologize"..."We will make this right", " I'm embarrassed at the quality of this project".."I'm sooo sorry"....

We didn't want to go with a GC for everything because we know you get lower quality products and pay more. We went with JB Designs because they claimed to be Turn-Key and high quality. Was a huge hassle, and nothing really came out right. Brian was dishonest and told us they encapsulated the crawlspace on the new addition, but they did not. We had to pay to have that done. JB's electrician didn't hook back up all the wires in the breaker box, and we requested multiple times for a number of things to be corrected - even letting them know BEFORE they finalized the work about problems like: Missing the vent tubes under cabinet for the HVAC, improper door height and missing strike plates. Trim not being painted or finished. Gaps in flooring. Missing HVAC vent in Powder room. Improperly wired light switch for the smart lights on new walls. Kitchen Island just completely wrong. The drywall, trim, and cabinet installers were good. All the workers were friendly and solid workers. There was no planning or management. Hard workers for the guy, too bad they had little guidance and rarely were on site to complete the job (which went over time and over budget). We were insulted and basically called thieves. Plumber never came back to hook up gas line outside. Plumber took shortcuts and used 1/2 a conversion kit for the water heater causing our gas bill to double for a month - DOUBLE. And scalded my kid in the shower. HVAC guy broke our HVAC twice - left the trunk disconnected which burned out the motor and our house never went above 20 degrees. Then charged us to replace the capacitor. We called two plumbers to confirm we were not going crazy, and did a full HVAC check. We have photos of the cardboard wrapped capacitor. Has to hire AMC 911 to repair damage they did under the house. Had to hire American Mechanical A1 to inspect and repair HVAC and Tankless Water. Brian over promised, never provided an actual plan or timeline, then stopped showing up. Then called my wife's idea for her new kitchen "stupid", then blatantly told us that we had planned on not paying him all along. *Note: this was AFTER the contract was already beyond the final end date - and we still couldn't move downstairs. We spent months doing dishes in the shower upstairs because we were promised this job would take weeks. I would not recommend JB Designs. We have had about a dozen contractors do more work (some new, and some to correct JB Designs failures) on our house in Shadow Lawn, and every one of them has said they feel badly for us when we show and explain what we went through w/ JB Designs. Forget about the waste of money - we lost a lot of our time.
