Charleston Home Rentals, LLC and Matt Manaker are a disgrace to the business of property management. I was referred to CHS Home Rentals by a reputable realtor in the area that retracted all other references to this company after hearing of Matt’s lack of ability to manage, respond to emails, and have correct accounting procedures in place. Unfortunately, this problem is not limited to Matt alone, but extends to every member of the staff I’ve interacted with to include Shelby, Brittany, Ben, and Darin. I would never be notified if a tenant paid late or didn’t pay at all, I would just hope it showed up on my monthly ledger. And then when it didn’t? It would often take days and multiple emails to have Matt or a member of his staff to get a response and that includes if they sent the initial thread! But they are quick to send you marketing emails asking for “gifts for residents”. I declined this gift, twice, in my 9 months working with the company, yet they still deducted the “gift” from my monthly portion which makes me believe they weren’t using them as gifts for the resident. The company that claims their clients will “Be Happy Renting'' also charged me, the owner, $35 each time the resident needed an air filter. But when I got in touch with the resident, I found the tenant was also paying $10 each month for air filters. Again, pocketing money from their residents and stealing from their owners! Additionally, my tenant was having electrical problems that was resulting into a fire-hazard. I paid to have this matter remedied by the maintenance crew with Charleston Home Rentals. I personally spoke with Josh, the maintenance manager, and he said he would fix it the next day. However, Matt, the owner of Charleston Home Rentals told him not to fix it - after I paid to have it fixed - telling me it was an issue of COVID-19 Social distancing. The electrical problem turned-fire-hazard was outside and on the roof. My tenants didn’t even need to be present for the fixture, it was Matt not doing his job as a property manager. Matt put my tenants at risk because I called him out for doing a poor job and he let his personal feelings put a person’s life - a pregnant woman, father, a son, and a dog - at risk. Thankfully for me, which is not the case for everyone, when COVID-19 hit my renter was still able to pay rent but Matt and Charleston Home Rentals were not collecting rent creating a high bill for residents and owners left with mortgages of homes they were rent-dependent on. My resident and I were able to get in touch and both shared our unhappiness with Charleston Home Rentals. When I told Matt of our unhappiness and that I knew he was lying to me about my tenant, he wanted to break the contact - which I happily obliged and left to go to Sloane Realty Property Management and it has been the best decision I’ve made in my property rental history. Sarah and Warren at Sloane Realty have done such an amazing job with restore trust for my tenant and I when using property managers. They have rectified the fire hazard and found other maintenance issues that required only a quick fix for ¾ of the cost. Not to mention, Shannon and Sarah keep in contact with me regularly. So if you are looking for a new property manager or a place to rent from, you will truly be happy renting from Sloane Realty.
