Condo/Townhouse Roofs are normally the responsibility of the HOA. This does not mean that the inspector should ignore the roof and not enter the attic. In this case, the examination of the attic revealed a prior leak that had water stained interior ceiling surfaces. This allows Buyer to confirm with HOA status of roof and anticipated repairs prior to purchase. Critical item that might have been overlooked if the inspector assumed no responsibility.

As a result, water intrusion into the attic space was possible (though no evidence yet existed). This allowed client to remedy the condition before have to rebuild the entire roof structure.
