Shipley Builders

If you hear the name Shipley Builders all I can say is run. Don’t let Chad Shipley’s helpfulness and willingness to do your project when no one else will fool you. Once the contract is signed and the deposit is sent the project will come to a halt. After sending Shipley our deposit in June it took 45+ days to make any movement on clearing the lot. Once the lot was cleared it took another 45 days to dig the hole for the foundation, then another 30 days to set the foundation walls, then almost 60 more days to drive the piles for the boat dock, then another 60 days to build the boat dock, and start framing on the house. After 10 months Shipley had drawn over 40% of the funding for the project all we had to show was a house that was partially framed, a boat dock that was not finished, piles of trash and debris on the property, and Shipley Builders reaching out saying they would need another 50K to complete the project even though our contract was for a firm fixed fee with no provision for overages. Even though we had a firm fixed contract with Shipley we were willing to help cover some of the overages on material costs, and when we asked for an accounting of what had been spent all we received were photos of random receipts. Through the process we learned that Shipley installed a different, less expensive foundation wall system than the superior walls they quoted and kept the difference, no inspections had been done on the slab that was poured for the house, and they never filed a building permit with Dominion or with Warren County for any work done on the boat house even though they collected the money from the bank for permits. Additionally, Shipley never provided a complete drawing package for the house. Shipley kept sending drawings for similar houses they built, however, ours was different in size. The kicker is that after we fired Shipley, they came to the property and stole any remaining lumber that we had already purchased from the money they collected from the bank. This was our first home-building process and we certainly got taken for a ride. All I can say is hire Shipley Builders at your own risk.
