Rethinking Boring Vinyl Windows

Mar 2016

For a long time, vinyl windows were great options for energy efficiency, but changing out your windows meant choosing between white and tan frames. Maybe the colors matched your house, but more often they stick out like a sore thumb. New technology has made it possible to get vinyl windows with dark exterior colors to match your house and give a more natural look to the replacement windows. This project is a great example of Milgard's bronze exterior vinyl windows. We used the bronze vinyl windows on this project to match the look of the old bronze windows. The project took about a week to complete. We came across some rotted wood on the project that we were able to replace and get the house looking like new. When considering replacement windows know that you are not limited to white and tan on the exterior of the house anymore.

Historic South Bank Window Makeover

Jan 2016

This historic downtown San Antonio building was in need of new windows for the Howl At The Moon establishment upstairs. The old windows were rotting out and in some areas air was coming in between the glass and the rotted frames. We replaced 18 window units with Milgard Essence Series Fiberglass windows. The new windows created a great look while still preserving the historic qualities of the building. We were able to get historical approval for the use of these modern windows and the fiberglass finish on the exterior will mean years of maintenance free performance. We were able to navigate the challenges of working downtown and have the logistical know how to tackle complex projects. The project took approximately 2 weeks to complete and included all staining and finishing of the interior of the windows. The customer is super happy and the building looks great.

Mid Century Ranch Remodel

Jan 2016

The replacement windows were a small part of this clients total home remodel. The existing windows were 1950's era steel casements that no longer functioned and were not energy efficient. We used Milgard Vinyl Replacement windows and utilized a flush flange installation method to prevent damage to the existing structure and save the homeowner money on additional trim and repair costs. There were a total of 11 windows replaced and 5 windows installed on a new addition in the back. The window installation took approximately 3 days to complete. The client wanted to maintain an "old" feel to the windows so we used a simulated divided light grille on the windows. This has an applied grille to the inside an outside of the insulated glass that gives depth and dimension to the grilles on the windows. Client was happy with the end result and with the additional painting of the exterior of the house, the windows helped to create a whole new look to a 70 year old home.

80's Tract Home Residing

Dec 2015

Client was tired of looking at his old, rundown siding and soffit and looking for something that was durable and maintenance free. We replaced the old plywood siding sheets on the house with new James Hardie siding and soffit. We added a little extra to the project by insulating the house while the siding was off allowing for additional energy efficiency on the house. The project took a little over 2 weeks to demo, install and paint the exterior. The house was approximately 1650 square feet and had about 10 squares of siding to replace.

Kegg Ranch

Sep 2015

This project was unique because the original house was located in Austin TX and relocated to the client's ranch near sisterdale. The original house was a cedar shake shingle siding, but the homeowner had installed corrugated metal on three sides after the move of the house. The fourth side was the original shingle. We replaced all the siding and removed all the metal from the house and replaced it with siding. The homeowner wanted to have an "urban farmhouse" feel to it so we utilized a board and batten vertical design to keep the look. All of the siding product used was James Hardie fiber cement and will last on this house. In addition, we replaced all of the windows with energy efficient, Milgard windows. The windows were replaced with silver frame aluminum windows to keep with the urban idea

A New Take On Old Siding

Jul 2015

This client was in need of new siding on their 1970's tract home. The old siding was 4 x 8 sheet boards and were starting to rot at the bottom and around the edges. The house was showing its years. We proposed new James Hardie siding to help eliminate maintenance issues as well as improve the efficiency of the home. The homeowners liked the siding, but wanted something that stood out against the other houses in the neighborhood. We proposed a "different" pattern to the siding to give it a more contemporary look to the house. We created this look by using a 12" siding board and a 7" siding board and alternating the boards. This created a cool pattern that really makes the siding pop and gives the house a great look. The project took approximately 2 weeks to complete and included all of the siding on the house as well as new trim and painting.

Vinyl Windows Really Dress Things Up

Jul 2015

Many times when people start shopping for replacement windows, there is always a decision about what type of frame material to choose. Wood? Aluminum? Fiberglass? Vinyl? Vinyl is by far the most popular choice for its durability and cost. However, many people have a misconception about vinyl windows. The first thought is "plastic" can't possibly look good. This is just wrong. High quality vinyl replacement windows not only are built to last, they are built to look good. With clean sightlines and details that simulate the look of a wood window, Milgard Tuscany vinyl windows definitely stand out for the better. This house was in desperate need of new windows. The original steel casement windows simply made it sad beyond belief. We installed Milgard Tuscany series windows to create a traditional look. The results were stunning. The house was a flip and sold within two weeks of being on the market. We like to think the vinyl windows helped!

Gallop Residence

Mar 2015

Client wanted to update the exterior of their home after twenty years with new windows and James Hardie Siding. Scope of project included the complete removal of old plywood siding on the exterior as well as replacing all of the windows with Milgard Tuscany Series windows. One of the unique things about this project was that the client wanted to create a unique look with the new siding on the house. We were able to give them a look that no other house in the neighborhood had. By utilizing two different siding plank widths on the house, we were able to create a more modern and unique pattern. This look creates something totally different than the standard equal lap siding look on most houses.
