Ron Roncelli asked me if I would take a minute and share our community's experience with out door warning lights with your Board of Directors. We have 50 sump pumps in HPWII. As our community aged we started having more and more problems with basement flooding because co- owners were unable to get down their basements to check sump pumps and didn't have backup pumps. Outages would be discovered when someone in their building found water in their basement. By this time the damage had been done, especially in those instances where the co-owner had a finished basement. We have used Roncelli Plumbing exclusively in our community and asked Ron if he could come up with some warning system (other then a piercing alarm which our co-owners did not want) that could rectify this problem. Ron came up with the out door warning light mounted above the address plate on the garage. When a main pump goes out, this warning light strobes and let's everyone in the court know a sump pump has gone out. Even if the co-owner doesn't know his or her pump is out, neighbors can make a call to them and let them know the light is flashing resulting in a call to Ron and correction of the problem before anyone's unit is damaged. Because of the cost of these warning lights, we chose to phase them in as sump pumps went out. Ron put in a light anytime he replaced a pump. After a few years we had the funds to complete the installation of the lights on all the units that had sump pumps. Our experience with the out door warning lights has been very positive. I can honestly say that since their installation, there have been no failures of the lights or basement flooding due to sump pump outages.
