Dawn Til Dusk Property Management

I would like to introduce you to Dawn Til' Dusk Property Management, we have been in business for over 7 years, and are still growing. We manage everything from single family residences, to condominiums, to HOA's. Below is the information of how we got started: After several years as president of Sungate Home Owner Association Paul had firsthand experience of the level of poor service being offered by the association's management company as well as the contractors they had enlisted. Paul was investing 10 to 15 hours a week reviewing banking details instructing the management company on which home owners were to be charged late fees, compilation of quarterly newsletters, managing the Associations web page, pushing the management companies' attorney as to the status on various cases that were placed with the attorney, etc. During this period Sungate were "assigned" several account managers who appeared to have little or no understanding of a Non for Profit Organization and its requirements from an accounts manager. There were constant queries when it came to mowing of the common areas and the treatment of the retention ponds, (Charged for services not rendered). The straw that broke the camel's back came when Paul proved to the owner of the management company that his latest accounts manager had cost the association +/- by not administrating the home owner's accounts appropriately, with regards to late fee, legal charges, etc. When approached looking for reimbursement he was informed that the management company would hold their monthly billing for another 12 months a "savings" of $480.00!! He approached his board with the idea of relinquishing his position as President of the association in favor of starting his own management company, the board agreed, unanimously. A general meeting of the home owners was called and after tabling the motion to switch management companies, the motion was unanimous with 99% of attending homeowners voting in favor of the switch. Dawn Til' dusk Property Management was born June 1st, 2007, and has been growing ever since.
