This is an investment property with income potential. The target market is for a young family looking for a property with income potential. The first challenge with this property was the compartmentalized layout and confusing traffic flow. The main house had a living room/dining room combo and no family room. Since the kitchen only had a small eat in area you really needed the dining room to demonstrate function without taking away from the only living room. The apartment was targeting a you single person and needed that modern trendy feel which was different from the main house.

This was an investment property. The house was nicely updated but had a few layout hurdles that we addressed with careful furniture placement. The first issue, the front door opened directly into the living room. There was no clearly defined foyer area. As you will see in the pictures we created a clearly defined foyer area and separate living room area. The second issue was the kitchen. Although it was considered an eat in kitchen, the space for the table was tight and without furniture no one could visualize a table with chairs in the space. The second floor had a huge master bedroom but the three additional bedrooms seemed small to buyers when they were left vacant. Each bedroom was staged with a bed to demonstrate that there in fact was ample space for a bed. The house was staged, a lifestyle demonstrated and it sold!
