Bayside Garage | Jan 2015 | This garage was in need of some structural repairs, as well as a new roof. The building had three layers of roofing that had been added over the years, none of which held out the weather any longer. Before we could start the roofing project, some structural repairs needed to be made. We began by removing the old "posts" which were made up of 2x4's and replaced them with new concrete post anchors, a 4x4 post, and 2x4 braces to tie them in to the supported beam above. Next, we added 2x6 rafters at 4' on center, and secured them to the undersized 2x4 rafters that were already in place. We secured the new rafters with nails, and added hangers on their ends to support the load that they now help to support. We also added rafter tails, or outriggers, to the back corner of the building to help support the roof decking. This was followed by adding new framing, fascia, and cdx plywood sheathing. We then added new 1x6 pre-primed whitewood fascia around the entire building. We could then begin the roofing removal. We removed the three layers of roofing down to the cdx sheathing and inspect the roof decking for any water damage or dry rot. If found, any damaged plywood is removed at a small additional cost. Once all the roof decking is good to go, we begin by installing one layer of modified glass base sheet with mechanical attachment. Then we installed a Modified Bitumen single ply roof system (torchdown) with heat weld application. Then, we installed new fascia cap metal around the entire perimeter of the building. | $8k | Shelton, WA
Hiawatha Roof/Gutter Cleaning | Dec 2014 | We began by adding a permanent D-ring anchor to the peak of the roof so we could safely work. We then began the painstaking task of scrubbing the entire roof with wire brushes to loosen any stubborn moss. Many people try to do this part with a pressure washer to speed up the process, but homeowner be warned, this will dramatically cut back on the life of your shingles. When asphalt shingles lose some, or most of their granules, they become much more prone to leaks. Pressure washers tend to remove a substantial amount of granules, so we DO NOT use them to clean asphalt shingles. Our methods require a bit more time, but they are very effective and do not damage shingles. Once all of the moss has been loosened via wire brushes, we blow the roof clean. We then clean any debris from the gutters, and do a thorough cleaning of the yard and landscaping. For an additional layer of protection, and to keep us from having to come back too soon, we sprinkle moss killer all along the peaks of the roof and let rain water do the rest of the spreading. | $850 | Shelton, WA
Mt. View Re-roof | Dec 2014 | We tore off the existing asphalt shingles, and stripped the entire roof down to bare sheathing. We then covered the entire roof deck with 15# felt, and metal drip-edge on the gable ends. We then installed a 30 year asphalt laminate shingle to finish off the roof. | $4k | Shelton, WA
Dock Re-build | Nov 2014 | Boat dock demolition and remodel | $5k | Shelton, WA
Breezeway Awning | Oct 2014 | Added breezeway wind protection for entry door, and added awning spanning from garage to house. | $2k | Shelton, WA
Retaining wall and carport | Oct 2014 | excavation of hillside, added stacked block retaining wall, and built new carport. | $8k | Shelton, WA
Custom Lean-to shed | Oct 2014 | Began the project with an old, failing structure that needed to be demolished. We excavated 3" of dirt, laid out landscape fabric and vapor barrier, and then laid pressure treated (pt) 4"x4" runners for the joist supports. We then ran pt 2"x 4" joists @ 12" on center, and added 5/8" cdx plywood for a solid floor. The framing of the walls was next, and each was covered in 5/8" t-111 siding. Next came 1/2" cdx plywood roof sheathing, followed by ice & water and a 30 year asphalt laminate architectural shingle. We then installed a 6-panel, double-bore, steel, exterior door with matching knob and dead-bolt. Our customer applied the awesome paintjob. | $3k | Shelton, WA
Bayside Retaining Wall | Oct 2014 | 100' x 5' stacked block retaining wall | $8k | Shelton, WA
Grapeview Re-roof | Sep 2014 | We began by removing one layer of concrete tiles. The roof decking was inspected, and replaced where needed. Next came a layer of felt paper over the entire roof deck. Then came the eave and gable edge metal flashing. Once the flashing and felt were fully in place, we began to install the standing seam metal roof panels with hidden screws. Metal roofing is great around the Pacific NW because it resists moss growth, deterioration, and is easy to clean. If you live amongst the tall trees that our area is known for, this may be the roofing system for you. This material can stand up to 110 m.p.h. winds, and is backed with a limited lifetime guarantee. | $11k | Grapeview, WA |
