If I could give zero stars I would. I never write reviews but as I cannot get in touch with Bud Gannon to resolve issues on my house remodel (for over a year now) I can only take to the internet and warn others. It all started well with Bud and Denise back in April 2016 - they made a good impression when they came over to the house and I decided to go with Bud. Work started well - he solved some framing issues that no one else seemed able to and had a family member doing plumbing work who were responsive and did a good job on what they were asked to do. The problems came with the HVAC, Electric, Siding and Sheetrock work. His HVAC sub kept complaining he was asked to come over and do work that was not ready .. in the end he ended up not completing work specified in the bid although Bud said it was completed (coil was to be replaced on one of the units). I paid Bud for the full scope of the HVAC bid ... I was actually able to get to Bud on this point and he told me he would send me details of other work that was done that was not in the bid but that detail never came .. on electric he never once looked at the work his unlicensed sub did .. I had to spend thousands in bringing in other electricians to fix his work. One of the biggest issues was not running a new electric line to a brand new HVAC unit causing us to have to rip out newly hung sheet rock. I paid Bud a separate fee of $15K for GC work and he didn't bother to even look at some of the more complex aspects of the job resulting in failures like this - see another issue on a gas line below. On the siding, Bud did react quickly to jump in for another contractor that was not able to get to the job as agreed. The problem was he sent out a D team that was drinking beer on the job and totally messed up. They were not using standard tools like chalk lines to ensure the siding was installed evenly nor were they following manufacture's installation instructions on installation of flashing at the butt joints .. (I have pictures for anyone that wants to contact me about the work). They even left the Hardie siding laying on the ground in the rain soaking it .. he promised to fix the job and I agreed only to hear every day for 2 weeks that his sub would be back the next day to get the siding on .. at the end of the two weeks he said he did not know what the problem was - he could not get in touch with his sub at which point I told him I was going to go with someone else so I could get my house resided (what else would he expect me to do when he says he can’t get in contact with his sub?). That made him mad and from that point on (end of June) he effectively walked off the job. In the meantime we discovered a gas pipe that has been cut by his crew in the master bedroom for some framing work done .. luckily we discovered this before the Sheetrock was put up - again where was he in doing his GC job and inspecting the work of his subs? That could have been a life threatening problem and not the least, extremely expensive to find the problem after the Sheetrock was up .. the final issue is the $12.5K mechanics lien his drywall sub has put on my title for work I paid Bud for in full .. talking to the sub, she said he just refused to pay and she has not been able to get in contact with him either - I heard from both his HVAC sub and Electrician they were not paid by him either - why do people steal other people's hard earned money?.. I tried for months sending hundreds of texts and voice mails .. he does not have the courtesy to call me back to resolve whatever open issues he may have (see update below) .. They both claim to be Christians - at least in my case Bud has demonstrated behavior totally opposite what one would expect there and been a compete disappoint and unprofessional. I cannot recommend them February 2018 update: The mechanics lien was released by the sub in the meantime - they had to as it was not filed correctly – of course I had to engage a lawyer to make that happen – incurring more cost. I doubt they’ve been able to collect their money from Bud. Bud sent me the following text on February 14, 2018 at 9:53 am: [Me}, I realize it’s probably a futile attempt but I would like to offer you an apology and just ask if there is anything I can do to make things right with you. I handled the whole situation with you improperly. I was wrong for that and I have no excuse for what I [sic} done. My response: Bud - it has been a long time. I must admit very surprised to hear from you. If you want to make some amends you might consider paying back some of the 15k I paid you to manage my project - this would help cover some of the additional costs I've incurred after I gave up trying to contact you including: ripping out new drywall to rerun a proper gauge wire to support 50amp to my steam unit , ripping up the kitchen floor to replace a leaking pex junction your plumbers installed on my kitchen sink and having to rip out new drywall in the garage to support a sagging joist that was not properly supported when your plumbers installed the drain on the master toilet. Probably not surprising to any reader – I did not get any response back. This guy is an absolute and complete fraud July 2018 update: Went to plug in projector and screen in my media room - the outlets were added by Bud’s electrician on the ceiling as part of an electric plan submitted at the beginning of the project. No Power. Checked that the outlet was not bad and found no power on the lines. Turned on the overhead lights and voila – power!. His electrician had wired the outlets into the nearest can light. Really defeats the purpose of a media room when the overhead lights must be powered to run the projector and put the screen down. Had to call an electrician and two cutouts in drywall and $175 later, the new outlets have been wired properly. I had to patch the holes in the wall – time I would have preferred to spend on something else

UPDATE TO 04/27/17 REVIEW: HAVE BEEN AWARDED A JUDGEMENT OF $7,700.00 FROM BUD GANNON DBA SUNDANCE CUSTOM HOMES FROM A DALLAS COURT WHICH IS UNPAID AS OF THIS DATE. STAY AWAY FROM THIS GUY HE HAS NO ETHICS
