The fastening system used on this house was inferior. The stucco and window trim began to pull away from the house. The stucco was removed and replaced. The banding was reinforced and then refinished. The front of the home was caulked.

Water collected on the flat roof above the front door and inadequate weatherproofing and water diversion allowed water to get to the substrate. The stucco was removed as well as the damaged ( rotted ) wood framing and sheathing. The framing and sheathing was replaced. The weatherproofing was corrected and diverters were installed where the roof ended to the stucco. 2.5 galvanized wire lath was installed. Scratch and brown coats were applied. A synthetic stucco with a stipple finish was applied to match the existing stucco.

The existing weatherproofing was inspected and improved upon. A weatherproofing membrane was installed around the doors and windows. Stone veneer was then installed.

There was no caulking between the stucco surface and all windows and doors. Along with improper weatherproofing installation, water was able to breech and damage the substrate. The stucco was removed and the open cavities were treated for black mold. Wood framing, sheathing and insulation were replaced as needed. A hardcoat traditional stucco system was then reinstalled. Various parts of the home were painted an all windows and doors were properly caulked to prevent future water problems.
