Birmingham Bathroom Remodel | Aug 2013 | The homeowners had owned the home for a while and wanted to finally upgrade the master bathroom and the kids bathroom. We sat down with them and designed 2 options and then started working through an affordable budget that would give them what they wanted and make sure it was a good investment. We got the homeowner contractor discounts on all of their fixtures and tile and vanities and ended up creating a great master bathroom that fit their families lifestyle perfectly. Bloomfield Village | Jan 2011 | The house was a beautiful old home that had last been remodeled in the late 1980's and looked out of date and didn't match the needs of the owners. The master bedroom was too small and didn't have adequate master bathroom and closets. The basement was just a plain old space that wasn't being used. The bathrooms and kitchen were out of date. The owners wanted to make sure that any money they the existing structure invested int he remodeling and addition they would be able to increase the value of the home by at least the amount of their investment. We designed a floor plan and addition that used the existing structure and then we added an addition on to the home over the top of the garage that added another 1,200 square feet to the home at a reasonable price. We updated the master bedroom, bathroom and his and her closets and added a workout room next to the master bedroom because it was important to the owners. We raised the ceilings in a majority of the 2nd floor with panned ceilings and then added some unique design functions to the living room and kitchen area with a combination of trim moulding and millwork which significantly upgraded the look and value of the home. We also redesigned the garage and added an additional bay for storage and added a back entranceway to the home which included custom made storage units for the entire family and a back bathroom for the pool that would allow the kids to enter the home on a slate floor and store all of their pool stuff or go to the bathroom without coming into the main home. We also added a back staircase which allowed the entire family to go upstairs from the kitchen rather than walking to the front door and going up the main staircase. And we added a theatre room to the basement along with a full kitchen/bar area and another bedroom with its own full bathroom. In addition to making the space much more livable and functional for several years, we ended up adding 2X the value of the cost of the renovation to the home and the homeowner ended up relocating for their jobs and when they sold their home they generated significantly more money for the home. | $285k | Bloomfield Village, MI | |
Bloomfield Hills Major Remodel entire home | Apr 2010 | Stunning large home in Bloomfield Hills gated community that was purchased out of foreclosure from a listing of $2.4 million it sold for less than $1 million at 40% of what the previous homeowners had owed on the home. They took almost everything out of the home when they left and they had not cared for the home for a long period of time. The last time it was remodeled was in the late 80's or 90's and everything in the home was out of date. The bathrooms were out of date. the kitchen was out of date. The trim and moulding and millwork were not as nice as they should have been. The fireplaces were old painted brick. There was no real master bathroom or master closet. The basement was partially finished and not welcoming at all. Some of the ceilings were high and others were lower. The hardwood flooring didn't match throughout the house. There was stained glass at the front entrance that didn't fit the house. We replaced everything but kept the cost low in a variety of areas so that the homeowners could stay within budget. We focused on the areas that would provide the most value and generate the most usability and comfort for their family. Beverly Hills Home Remodeling | Sep 2009 | Homeowners purchased the home from a trust when the previous owners passed away. The home had been in a time warp and the new homeowners got a good deal but were on a fixed budget and we had to get creative with the design and renovations to fit inside their budget. To save money we had the kitchen cabinets refaced and they looked brand new. We saved them over $15,000 in cabinets. We took down several main walls on the first floor and created headers and trim to dress them up and open up the space from a "boxy" look to a more flowing floor plan. To widen the trim we used a unique product we developed and added additional trim top the doors and windows with a space between the trim and the new trim and then painted the entire area to look like very wide trim. We saved them $15,000 on trim. We refinished the basement area to add square footage and reconfigured the bathroom to be a jack and jill bathroom for two upstairs rooms and then took the other old bathroom and extended the master bedroom closet and bathroom to be larger. Bloomfield Village Remodeling | Jan 2009 | The home was beautiful but had a small kitchen and it needed renovation. in the process, we designed a great addition off of the back of the home and increased the size of the kitchen and living room and master closet and bathroom. In addition, we reconfigured the backyard patio and the pool to include a covered porch area. This home was great to start and unbelievable at the finish. We had to do some unique steel work to carry some of the new weight load without interfering with the french sliding glass doors to open up the entire downstairs space. We also changed the fence from directly around the pool to a unique way to wrap the entire property and the driveway entrance by the house with a gate. The master closet was super cool with bios and her sides and a shared counter int he middle and we added a window with a dormer and a closet bench that allowed the adults to look out at the backyard. This dramatically opened up the backyard space for a small cost. Birmingham Michigan Addition and Home Remodel | Jan 2009 | This home was a cute home in Birmingham that needed a ton of love. The roof and windows had problems. It was set up with choppy small rooms. The outside had brick finish withThe kitchen didn't flow into the main living area. the aluminum siding that was terrible. The bathrooms were old and out of date. The basement wasn't finished. The deck was in terrible shape. But the "bones" of the house were solid and it was purchased by the homeowner for a great price because of all the work that needed to be done. We set out designing 3 separate options with different budgets and the ability to add on now or in the future with a separate two car garage with an office and living space above the garage. Birmingham Home Design and Build | Jan 2008 | The home was built from a tear down in Birmingham. It was designed and built to be resold in the market. It was a custom design that featured a garage with steel floors so we could use the basement area under the garage and a full basement with a huge theatre and entertainment center and a large workout room. It had 4 bedrooms and a staircase that went up 3 stories with a unique design with each room having a unique ceiling design with a minimum of 10 feet. Trim work was amazing with 7-10 inch trim everywhere and a great front porch. The house sold within days of completion because of the great craftsmanship and design. | $595k | Birmingham, MI |
