A LOFT FOR A GROWING FAMILY - Seaport District, NY | May 2013 | A nursery and master bedroom were created within a previously open loft floor plan. To do so, we had to creatively construct insulated walls on an uneven and timeworn circa 1850 Seaport District floor that our clients, who were renting the loft, wanted to remain intact. We devised a way to install a 'floating wall' by anchoring the walls and ceiling using compression forces that held the wall in place while still preserving the integrity of the much beloved original flooring. To keep consistent with the bright easy flow of the loft, we chose to use plank boards instead of typical sheetrock, awash with white to coincide with similar materials and methods of the time period. We left the massive center beam exposed and incorporated it into the layout as it was a favorite feature of the loft. | $25k | New York, NY | |
A QUINTESSENTIAL BEACH COTTAGE GETS A NEW COAT OF PAINT | May 2011 | Restoration of a beach cottage in the Hamptons, including a full demolition of the kitchen, bathroom, dining room, and living room. We exposed and treated the original flooring and installed baseboard and trim throughout. A custom bookshelf and wainscoting were created in the living room. We installed butcher block countertops and all new appliances in the kitchen. In an effort to reduce costs, we refurbished existing kitchen cabinets, removed upper cabinets and installed shelving. We also opened the wall cavity for a new window installation. We added a new floor and shower tile in the bathroom, along with humidity-resistant bead board installed on the walls. We removed an existing chain link fence and installed a new cedar split rail fence. Finally, we built a 350 square foot deck in the rear of the house, with separate dining/grill and lounge areas. REVIVAL OF A CLASSIC BROWNSTONE APARTMENT | Oct 2008 | A complete gut renovation began with structural repairs to the floor joists and sub floor of both bathrooms and guest room, including new footings to allow for the installation of a claw foot tub. Asbestos tile flooring was abated and replaced with humidity-friendly mix width cypress wood, which we sourced from Louisiana. A galley kitchen was lengthened by removing a pantry in the rear and updated with custom cherry cabinets, lighting, granite counter top, and appliances. A formal dining room was added to the new layout after removing existing closets and walls. In the master bedroom, the ceiling was removed, exposing 90-year old beams and an additional 12" of height. Custom closets were fabricated for both the master and guest bedrooms. The fire escape stairs, that previously took up half of the private patio, were removed and replaced with a wall mounted ladder effectively doubling the size. The existing brick pavers were removed and reused after improvements to the sub-grade. New custom brick planters and a cedar fence brought the patio back to life. | $150k | Boston, MA |
