My realtor, Michael Miller, made the call to Canepa Home Inspection Service during March 2017 to inspect my soon-to-be home. As a first time homebuyer, I relied heavily on people who were hired to work on my behalf to ask the right questions and identify issues. After being in my home now for over three months, I have found several issues missed by Nick Canepa. The most glaring issue, which is having a lasting impact on my finances, is that he did not turn on the AC unit to confirm it was working. His inspection report stated "outside air temperature was 61 degrees, which is below the Manufacturer's minimum temperature of 70 degrees to be able to operate AC system without damage". On the ductwork, he also noted that it "appeared serviceable". Several months later, when I turned on the AC unit for the first time, it did not work and even after much discussion with an attorney, I have no recourse to get the unit repaired by the prior homeowner because Nick Canepa chose not to turn the unit on. I later discovered that the Manufacturer's minimum temperature is 60 degrees, not 70 degrees, and that it is common for home inspectors to turn the unit on even during winter months for a brief period of time to ensure it is functional. I have since also noticed significant damage to the AC ductwork (lots of duct tape!), window sills, drywall in the bathroom, duct tape around plumbing fixtures in the guest bathroom, and pieces of wood missing from framework around interior doors. None of these issues were noted. How is that possible?
