We bought our home in March 2022, all the renovations were completed by this company and “warranted” for 1 year from purchase. We have been trying to get repairs (roof leak, sink pipes, floor cracks, etc) competed for more than 8 months. Our roof began leaking (literally a waterfall in the hall) and they still won’t respond or provide a tech to make the repair. They don’t honor the warranty at all, and ignore calls (likely in hopes of running out the warranty timeframe). At this point is seems more reasonable to take them to small claims court to seek monetary compensation to make the repairs ourselves and repair the water damage this is causing. I wouldn’t recommend these people to my worst enemy. Don’t do business with them and if you see them on any of your home purchases, avoid them! They’re anything but “delightful”!!! PS. I’d upload the video of the leaking waterfall in the hallway but they don’t take videos on here.

Please accept this formal complaint against DT Construction (Juan Lopez & Garlin Smith). The complaint is based on the below interaction. Inaccurate cost and time estimating DT construction was hired to perform residential renovation on a property I own in East Point, GA. On 6/24 I was quoted $47,500 and 6-8 weeks to complete the work. To date I have paid DT Construction $84,000 and this is the start of week 16. The delay has cost me excessive carrying costs and moved the potential sale date into a different market condition (winter). According to the contract I still owe them $15,000,and there is no set ETA for completion. I was told by Juan Lopez that the large variance in planned vs actual cost was because they simply “threw me a number” because they did not think I could afford the project and would have been scared off. The below remains to be completed. Living room: Smoke detector installation Baseboard installation Electric Fireplace installation (Will purchase and remove from final payment) Combination of 2 switch panel and 1 switch panel into 3 switch panel Electric Panel labeling Kitchen Smoke detector installation Dishwasher waterlines and outlet installation Complete plumbing Center island under light (move toward stove), anchor island to floor Island cabinet doors open the same way (hinges installed incorrectly) Lower hood fan to max length (too high) Touch up paint over hood fan Cabinet doors opening into corner (hinges installed incorrectly) Seal countertops all the way around Master Bath: Reduceder between bathroom and bedroom Mirrors need to be reinstalled no longer fit w/ sink backsplash Complete plumbing Shower doors installation (Arrive on 10/27) Front porch: Doorbell installation Remove all paint Repair any siding that is falling off Metal porch roof is raised in one corner and pointed down on the opposite side front side is jagged Deck: Remove all paint Carport: Repair siding by door Pressure wash ground to remove roofing tar and stains Sod: Replace all sod damaged by messy painter Glass: Repair broken glass in bathroom ($150 for glass plus labor) Additionally, the workers created the need for non-standard solutions, (undersized kitchen sink, oversized shower doors). These decisions were not communicated at the time they were ordered or created, resulting in additional cost and time for sourcing these non-standard items. Communication/ Radio Silence Garlin Smith appears to be the more business savvy of the two, and has been the more responsive of the two owners but has seldom kept his commitments around time, quality, or communication. His non-committal, always too busy to respond posture is well documented in our text communication. Since I gave him a check for $37,500 he has called me a few w/ meaningless updates. In turn, I have called him at least 53 times looking for updates. One of Juan Lopez’s workers (a Mexican gentleman) had an issue w/ the HVAC contractor (an African American fellow) I’d selected while on site one day. Words were exchanged and I addressed it with my contractor, and advised him to keep it professional. Juan Lopez called me that night and told me to address the issue before he “had to kill that nigger and leave him in the house”. He realized that I’d taken offense to the racial slur and immediately tried to smooth it over by saying that he “had a black wife and was permitted to use the slur with her family”. I dismissed it and told him I now understand how you communicate. That was on 9/2. Since then I have only gotten 1 text from Juan Lopez and 0 phone calls despite me having called or texted him more than 56 times looking for updates on the project. Unprofessional I’d requested a black roof. DT Construction installed a grey roof. I raised this and was told “Well the roof is grey”. I’d requested a blue island and a grey island was delivered. The site of the renovation is constantly full of garbage and debris. I had new sod installed and it has been painted with both white and black paint in several spots and has died as a result. There are two broken windows on the property that were not present when the work began. Several areas of the project are satisfactory but there are also several where the work is sub-par.
