All, I have hesitated for awhile now posting to the next door app but after long deliberation have decided it is best at minimum I caution anyone considering hiring chris smith/aka smith property services for any home improvement jobs. My main worry was coming off as some “typical” disgruntled home owner aimed at destroying someone’s livelihood because of my dissatisfaction. But this is more than an opinionated disapproval- my experience in hiring smith property services ( who is a one man show btw) has been a nightmare and costs me thousands in work that needed to be redone in just about everything he did. To explain- we bought a house in October 2020. Chris was hired, after meeting with several other people, reading reviews, etc. to help me remodel and update entire inside of house. This included: install flooring, carpet, granite countertops, backsplash, add built in bookshelves around fireplace, remodel entire masterbathroom, install lighting, replace electrical outlets, and several other small jobs. Without getting into all the detail( willing to share more for those who reach out) my goal is to remain 100% factual in hopes of preventing anyone else going through what i did. Granite ( if u want to call it that)had to be completely replaced- not balanced, not sealed, applied EPOXY in order to give appearance of shine!, charged me but did not provide beveled granite, charged me but did not include backsplash and without my approval installed a whole other tile backsplash that i had to have removed because even that was not installed properly and not even what I wanted, this alone was a 7K mistake. plumbing was rigged together and not even professional- the plumber who fixed it was appalled- and took pictures simply because he was so amazed someone would do the things he did. When chris installed the flooring, he covered UP the fireplace gas valve that sits in floor to turn gas on and off—- was not until later I discovered this- and NO other contractor would touch fixing it because no one knew where to start in locating it— when i let chris know- his response was “ oh i kinda thought about that but forgot “. I had no choice to let him come back to fix his mistake and it took , no joke 7 hours!!!! The master toilet was hooked up improperly- ran to hot water verses cold water, and the flexline was ran so tight without enough give- that was slowly pulling out. The bathroom cabinets he installed was put in so tight that the drawers would not open without scraping the sides of the walls- pulling off the paint( had to be taken out and sides sanded down enough to prevent). The tub he installed did not take into consideration water drainage so during showers water gathered around sides ( which someone else needed to be hired to reset and fix tub). They also needed to seal tub and tile properly which was not done. Many things started to find over time- the small details- outlets installed that did not work, ceiling fan improperly installed and unusable until i hire someone to fix the frequency so it don’t randomly come on and off. This is just the start of things- i trusted and relied on Chris as i was not living there and was out of state for much of project. I ended finding out- chris would end up arriving to work on house usually in late hours of the night disturbing neighbors with pounding, etc. he was supposed to take off all trash BUT left much of it for me to contend with once he was done. He significantly missed deadlines but by then i was already vested in the job he was doing, i had to let him finish- i eventually had security system with cameras installed and noticed he was drinking while working on my house- even leaving his liquor bottles around the house as evidence. And to top it off- Chris precedes to notify me- via text one night that something is going on in my house and he believes it is haunted— what??? Yes, in text tells me he is seeing dark shadow figures and his phone is randomly going off playing songs he has not listened to for years. At one point, he asked about working later because it was a way for him to get away from his wife and the house and proceeded to say way much more about his wife, life etc than i cared to know- it was an absolute unprofessional, unnecessary text ramble that baffled me. Again, if i had not already put money down, i would have told Chris to leave—. Looking back- i even take some accountability for hiring him to do so much- but then again at the time, had no clue he was a 1 man show- thought he had people who worked for him. Overall- i was put over 9k in redo work after paying him. Please do your homework, ask questions. Make sure your contractors are licensed and bonded- and IN THE SKILL you are hiring them for. Chris cannot install granite, not a plumber, not an electrician, yet—- i hired based on him telling me he could and was good at it.
