Comlete property rehub (from foreclosed property into sold in less then 2 days beauty)

May 2015

This foreclosed property required a lot of work before we were able to set it FOR SALE. The house was vacant for several months and almost every part of it was repaired/replaced or renewed. 1. Drywall/ceiling repairs, remove a lot of old wallpaper and damaged trim. Walls and ceiling were spray painted with primer/sealer and latex paint. 2. Several interior doors and base/show molding trim parts were replaced with the brand new. All doors were primed and spray painted with premium latex paint 3. All 3 entry doors were replaced due to excessive wear or damage. Additionally, we've installed brand new storm doors. 4. Installed brand new LED or CFL light fixtures around the house, installed brand new recessed lights in the living room. 5. Entire carpet/vinyl tiles floor was replaced with premium grade laminate and porcelain tiles. No carpet at all! 6. Installed granite counter tops with under mount porcelain sinks in kitchen and both bathrooms. 7. Completely renewed master bathroom. All brand new tile work (floor, walls and walk-in shower). 8. Installed brand new faucets in both bathrooms and kitchen. 9. Replaced all 110V wall outlets and light switches with brand new 10. Build new fence around the property 11. A lot of landscaping work (cut bushes and trees, mulch the lawn, apply fertilizer and herbicides, remove weeds). 12. Repair roof (install missing shingles and ridges) 13. Repair/replace rotten wood outside of the house (roof trim and damaged siding) 14. Repair and paint the deck. 15. The Swimming pool.... It is a separate story. The pool wasn't serviced for a few years and it had ~ 2 foot of dark green/black precipitation on the bottom that contained plastic bottles, old closing and household items. So, we had to manually remove about 2800 lb of trash from that pool using a shovel and a couple of big buckets. The pool water filter required new filter valve and several repairs for the PVC water lines due to leaks. Pool pump was repaired and reconnected to the power outlet accordingly to the Electrical Code requirements. 16. Installed brand new attic ladder 17. All cabinets on the property were stripped, primed and spray painted. 18. Installed brand new toilets in both bathrooms 19. A dozen of other upgrades and repairs ....... So, what was the result of this 5 week project? The property was sold within 2 days with the top price that we've set!
