Southland Custom Homes

We chose Southland Homes to build our new home after doing some research of the builders in North Georgia. They had the home we thought we could make work for us. We went to the Dawsonville office for a consultation with Jodi. She helped get everything going and was a great help through the entire process. Next we met Tod our building superior who approved the land and started planning what need to be done. He had a vision for the land we never saw but it turned out better than anything we had hoped for.. We started the ball rolling and from start to finish was right at twelve months as Jodi had said it would be. The were a few minor problems as the build went on and Tod took care of them quickly when we brought them to his attention. In the end we have a home that is well built and was under budget. We highly recommend Southland Homes to anyone interested in a quality home at a good price. Steve

Whatever you do do NOT use Southland Custom Homes. I had what could be called the worst experience ever with them. I am not the only displeased customer that they have had. 2 years to complete a home. Numerous issues along the way ranging from digging out for the foundation in the wrong spot to weeks upon weeks of no work. RUN FROM THIS COMPANY!

The begining process was smooth and we were very excited, that did not last long. Before we broke ground our superintendent told us he was leaving the company. The replacement superintendent blew a lot of smoke and told us he would build our dream home on time and on budget. The first of many problems was finishing grading and site improvement. I was informed that there was not enough money to do the grading like we had agreed on, so I came out of pocket to the tune of 8,000 to get it done like we wanted. The next problem came during pouring the footers in the wrong location. After tearing that up they repoured the footers and started the basement. A few weeks later I was contacted and a draw check was requested , I reviewed the list of completed items and contacted corporate to inform them that I was not cutting a check for the full amount because only half of the items on the sheet were actually done. The next problem came when we arrived to discover that the basement did not match the blueprint and was missing a window that we had paid for, never have got reimbursed for that. The next problem came when the second superintendent advised he was leaving the company. The only saving grace was the third superintendent actually did all he could to make things go smoothly. As we were nearing completion we discovered cracks in the basement floor and garage floor. Rob came out and said they would take care of it and if we weren't satisfied they would have the concrete company come out to repair the problems. We said many times we were not satisfied with the patch work and have never gotten that resolved either. Another problem came when we poured the driveway. We were told that the budget didn't cover the driveway to be done the way we agreed , agian I came out of pocket to get it done. Not like what we wanted but to get it done . The stone work on the porch and fireplace was not done like the contract said it would be , the light budget covered lights in the closets and hallway , we purchased all the other lights out of pocket, the painters scratched the built in bookcase when they came and the replacement was not as good as the original, the basement walls were newer insulated like the contact stated. We have never had a sit down to go over the we owe list to get refunded for items we paid for and didn't receive. Two months after moving in we had heavy rains which caused major flooding in the yard and around the home. The end result of that was having to come out of pocket 30,000 to regrade and repair all the problems the initial grading caused. I contacted corporate and ofcourse heard back on a few items then they never called again. I would never recommend them to anyone , not even someone I truly hated. We saved for 15 years to build our dream home and it became a nightmare. Does Southland care ? Of course not they got paid and moved on to the next sucker that bought into their smoke and mirrors. Beware of them .
