Delafield - Lake Home Renovation

This single family home originally built in 1998 had purchased in July of 2014 with the intention of completing the remodeling work before moving in. The owners had interviewed several builder/remodelers to get design ideas and preliminary cost budgets for the remodel project. When we first met with the owners they had many ideas about what they wanted to do with their new home and were anxious to get started. In our very first meeting we needed to get their ideas organized so that we could move quickly to meet their expectations. We asked them to create a “Wish List” to assure that we would quickly align with their extensive list of ideas, which included 100% of all areas of the home. The owners were also in a state of uncertainly in that they had not received any detailed budgets to this point, only single figure amounts from others. We took the “Wish List” and assembled a detailed line by line budget for them within two days. Our preliminary budget was twice that of the others. The owners only after a few meetings selected Rigsby Group because we were able to organize the “Wish List” by room into a “Preliminary Budget” and developed 3D Renderings of their more complex spaces to be remodeled. Our Key in winning this project was our transparent focus on design details and budget pricing from the initial meeting. Helping owners who may experience a new home build or remodeling project only once or twice in their lives truly appreciate the support in helping them visualize their dreams quickly in the process. In every remodeling project come some challenges with the existing home. We were surprised of all of the structural and electrical issues found; several structural and electrical code violations were uncovered. These were all repaired and re-inspected. We had 29 trade contractors and suppliers on this project. Organizing each of them to be as efficient in their work and assuring that quality was the highest priority next to Safety was critical. A full project schedule was complete before the project started and then was updated to the trade contractors, suppliers and owners on a weekly basis. This process enabled strong coordination and communications between all parties in keeping the project on schedule. The project was a success and the 3D Renderings and Photographs (Before and After) are our testimony to this Beautiful Project.

Oconomowoc Lake Home Remodel

This single family home was originally built in 1968 and was purchased by our clients in 2014. The sixties architecture lake home had many quirky spaces which our clients wanted reinvented and updated to accommodate their family’s needs and life style. Opening the Kitchen and Dining Room to the Great Room with a large center island was their top priority. The clients wanted to open up the spaces so the Kitchen, Dining Room and Great Room would flow as one. This all was accomplished by removing walls which separated the Kitchen and Dining Room from the Great Room. There were structural requirements to complete this, a new steel beam and posts were required on the 1st floor to properly support the opening between the Dining Room and Kitchen which also required a new steel column and footing to be installed as a new bearing point in the finished Basement. To make the Great Room, Kitchen and Dining Room feel as one, hardwood floor transitions were required. The hardwood floor that existed could not be found, so we had the flooring customized to match the existing. In addition, when the walls were removed, the intersection of the flooring surfaces were off by 2.5” and had been poorly installed over several previous remodel projects. This required the flooring to be removed in the Kitchen and Dining Room and Gypcrete used to level the flooring. Ribbon Transition Boards were used to separate the three rooms to blend the floors together. For the ceilings boxed wood beams were used to tie the multiple sloped ceilings together. By expanding the Kitchen footprint, a large island was created which is the center for everyday use and entertaining. The style of the spaces were requested to be “Rustic” and informal. We incorporated natural stone in two different areas to break up the areas and provide for some division. The new large Kitchen with large center island allows the Family to work together and easy move about while all in the same space. The flow into the Dining Room enables larger groups to still be egaged. The project was a BIG success and the 3D Renderings and Photographs (Before/After) and our strong client relationship is our testimony to this Beautiful Project.
