A second story condenser and an over the tub air handler made it difficult for the condo owner to obtain good service. Condensate line ties to neighbors making it difficult to clean - installed an isolation valve. Refrigerant was leaking - Repaired leak above tub on an evaporator that was impossible to reach. Compressor died - Replaced Condenser and upgraded to 13 SEER. Went through several tenants and eventually a new owner. Satisfaction ensured that they would always call me. Today we rewarded their loyalty with a free service inspection. Provided the owner with a detailed synopsis of current temperatures, amperages, pressures and voltages to provide a baseline for detection of any future system problems or modification requirements. | $1 | Dallas, TX |

Hair Pro | Aug 2013 | Found unit circuit breaker tripped. Reset breaker and it immediately tripped. Checked power on roof and found one leg not providing power. Traced conduit from unit back to circuit breaker box and found a bad connection at a wire nut in a junction box above the breakroom ceiling. Repaired electrical problem and started unit. Unit was low on refrigerant, so I charged it. Found expansion valve uncovered and exposed to extremely high temperature (this could cause the unit to flood itself and trip the circuit breaker) I reinsulated the expansion valve and secured the insulation. The electrical control box cover in unit was not reinstalled because it no longer would fit so, I cut the cover so it could be put back in place and installed it. The unit access covers we loose and one was allowing hot air to enter the building so, I tightened them to fit and replaced all of the missing screws. COMMERCIAL Heat Call | Dec 2006 | Checked out heating of rooftop unit. Saw no signs of an uncontrolled fire. Visually inspected heat exchanger, system was functional with no signs of leakage. Turned on heat and observed operation of heating system. Vent fan came on and gas valve engaged, igniter lit the burner and system performed normally. Checked inside building for any sign of smoke or smell, everything was ok. Ran unit for 30 minutes and performed a carbon monoxide test meter did not detect a high level of CO3. The initial lighting of the heating system probably caused some burn off of built up airborne dust on the heat exchanger that when heated caused the smoke detector to go off.
