Found KJ Home Improvements (John Shanline) on Houzz. Hired John to repair my 2nd story balcony at my rental property in Mesa, AZ. He provided an estimate of $3240 in late October 2018 with work slated to begin in December 2019. He asked for half of the money upfront for materials and to start work. Sent him $1600 December 2019. Months went by - no work done. Called, emailed and texted him numerous times asking when the repairs on my balcony would begin. Got nothing but excuses from John - "I'm sick, I have my kids for spring break, I lost my work crew". I was very patient with John. In late April 2019, he sent me a text msg. asking for another $500 for materials and said he could start work. I was taken aback and came to realized he had spent the $1600 I had given him for work on my balcony. He went to my property and pulled up half the floor boards and kicked in a few of the spindles to make it look like he had done work - probably to keep me from turning him in for fraud and theft. The contractor I hired to cleaned up his mess and repair my balcony estimated that John maybe spent an hour and half or less there. John Shanline left my second story balcony unsafe for my tenant and instead of disposing of the boards and screws, he removed, he left them piled up on the patio below the balcony. Bottom line, he ripped me off and then had the audacity to ask me for another $500 for materials to start work. I've made numerous requests to him via text and email to return my money and he is deliberately ignoring me. What he's done here is in my opinion criminal. Found out later he has no contractor's license as required by the state of AZ.

KJ Home did an excellent job on our windows. Neighbors have commented on how nice they look. Price was in the ballpark of what we expected. The hot weather in October meant fewer hours per day could be worked, so the installation took slightly longer than originally anticipated but the windows to the house were secured first so we had no issues with the timing. We were very pleased with the results.
