Flatlander Architect Construction

I had a very horrible experience with Flatlander Architect Construction. I am a Real Estate Broker and Property Manager. I got his name from Angie's List, so thought he should be pretty good. We went to one property that one of my investors wanted to do a contract on. He gave me a figure, but no written bid. For 2 weeks I tried to get the bid, to no avail. My client lost out and someone else got the property due to his inability to produce a bid. Next I asked him to look at a project I had recently taken over managing. The owner is an 89 year old gentleman. New stairs were needed for 2 units, and one 3-bedroom unit needed to be rehabbed. Again, he have a figure with no bid. For the stairs he gave us a bid of $4000.00 which my client paid. This was for both stairs to be redone, exterior, as well as the landings. When completed I was very unhappy. They leaned, had not been treated or stained or painted. Interior wood had been used instead of exterior wood. None of the landings were done. I told him I was not happy and he said he would make it right. Things went downhill from there. I am now in the process of getting the paperwork for small claims court. I need him to complete the stairs correctly, pull permits and have it inspected and do it to my satisfaction or to refund the money so that it can be done correctly. Don't ever give this man money until the job is done!
