Ray Project - Fruita, CO | Dec 2016 | The client contacted us on Sunday, November 20th to report a flood in the lower level of their house. We responded within 45 minutes and discovered the flood was caused by her 11 year old who had (along with his friend) stuffed the commode full of toilet tissue to see how much they could fit in it. We investigated the extent of the flooding on the floor with a infrared camera which allows us to spot water beneath flooring. We also tested the floor and walls with a moisture meter in order to find out how high the moisture had wicked up on the drywall. The readings in all affected areas read 99.9% wet!! Once this information was gathered we began making "flood cuts" on the affected walls of the rooms which had been flooded (6 rooms and 10 walls altogether including closets and crawlspace). Protocol dictates we cut drywall 2 feet above the high water line on a wall that is wet. After finishing flood cuts we cleaned all drywall scraps and removed them from the home. The next step was to place drying machines (we have 8 different types) in the affected rooms. On this project we used Dehumidifiers and Air Movers and place them strategically around the rooms in order to dry out the floor and walls as quickly as possible. The owner was very concerned that mold might form in the home from the wetness so we were sure to keep her informed of our progress (morning and night) and let her know that there was not any mold found during the duration of the drying cycle. We checked the machines and took moisture readings every morning at the home. On the 3rd day had reached our drying goal of 14% for all surfaces which had been wet. At that time we removed the machines and the "Rebuild" portion of the project began. First, drywall was repaired, then textured to match the walls which had been damaged. After letting the texture dry for 12 hours all the walls were painted. At this point it was time for us to make a decision about the wood flooring in the bedroom which had warped (cupped) due to the water damage. The decision was made to replace the flooring as it had not settled satisfactorily in spite of reaching the dry goal for the materials. We also removed all the carpeting on the stairs because the bottom landing had been saturated and the owner had requested it be removed rather than attempting to dry it. Because the carpet was 5 years old it could not be matched with a new product, all carpeting was removed from staircase and both the flooring in the bedroom and flooring in staircase was replaced. | $11k | Fruita, CO | |
Gibson Project - Grand Junction | Dec 2016 | Owner contacted us through a referral. Home is a rental. Renters did not inform landlord that there was a water leak under the sink on the kitchen island. On inspection we saw several areas exhibiting mold on the wood underneath sink and spreading to the dishwasher area and beyond. Owner gave approval for removal of the kitchen island for further investigation. We were also asked to move refrigerator to investigate behind it. Prior to disturbing any appliances or furniture we isolated the kitchen area to ensure mold spores would not spread throughout the remainder of the home while we were working on remediation. After removal of the island and refrigerator we discovered mold had spread to floor boards and the removal of kitchen flooring was required. Kitchen flooring and an area of floor boards was also discovered to be saturated and warping. After removing flooring we discovered water and mold had spread to floor boards in 25% of kitchen and removed the affected floor boards while leaving the rest in tact. At this point we positioned 4 Air Movers, 1 HEPA machine and 2 Dehumidifiers in the kitchen. On Day 1 - 4 measurement areas on the kitchen floor were measuring 99.9% on our Moisture Meter. Our standard drying goal is a reading of 14.0% or less. On Day 2 of drying process the moisture readings had decreased to below 40% in all 4 measurement areas. On Day 3 of drying process the moisture readings had reached the goal in 3 out of 4 drying areas. We removed 2 air movers and focused the remaining 2 on the area with a higher moisture reading. On Day 4 we removed the drying machines, broke down and bagged all of the kitchen floor that had to be removed and hauled the bags away for disposal. | $10k | Grand Junction, CO |
