Repair all the problems on a Home Inspection Report. This was a smart house with many great options. Most of the problems were simple to fix and minor. However on a house this size there were 27 items needing repair. The outdoor lighting had several problems, 1 bad transformer, replaced 1 light, 20 large bulbs and 8 small bulbs. There were 2 bad cuts in the wires, 1 at the fountain in the front and another at the right side front. The outlets in the dining room did not work, easy fix, once the problem was found. Insulation was under the screws on one of the outlets. This house had 2 dehumidifiers and 2 sump pumps in the crawl space. None worked because GFI outlets used to protect against the circuits had tripped and no one knew because they were in the crawl space. GFI protection in the crawl space is a code requirement. The outlets were removed, installed ordinary outlets and used GFI breakers in the panels. This way no one had to go into the crawl space, the breakers are easily accessible. The grounding on the pool was not done correctly because some of the motors had been replaced. This was corrected. On the balcony upstairs, 1 of the lights had a dead short caused by water. The light could not be reasonably replaced, a new light would never match the existing lights. The fixture was rewired and sealed. With all the time consuming problems here the material only cost $364.71, while the labor was $2015.00. With the trouble shooting issues and time consumer repairs, the job went quick and very well.
