Hall bathroom 1. Remove and dispose of existing tile in shower area and floor. 2. Remove and dispose of tub. 3. Inspect exposed framing for damage and decay and replace as necessary. 4. Install new insulation on exterior wall. 5. Install new valve assembly for water control knob. 6. Move plumbing for new location of vanity and toilet. 7. Install recessed, two shelf niche in wall for storage of shower supplies. 8. Install tile backer board on walls and on floors. 9. Install new tile on shower walls from floor to ceiling. 10. Install tile on floor. 11. Grout and seal with premium grout sealer. 12. Install new GFI receptacle and exhaust fan with roof vent. 13. Install bead board up walls to where existing tile is. 14. Turn closet entry door into a pocket door. 15. Install all trim and accessories; toilet, vanity, towel holders, robe hooks, toilet paper holder, light Outside Work 1. Install railing on front steps 2. Cap porch fascia only with custom bent white aluminum.

1. Build custom base cabinets around heater / AC unit. 2. Cabinet will have a removable grate in front of the unit intake and a door that opens for access to the controls. 3. The right side of base cabinet will have two custom made raised panel doors that slide horizontally for access to storage. 4. Build three separate wall cabinets with adjustable shelves. 5. All units will be primed and painted with white semi-gloss paint. 6. All cabinets will be installed, upper units will be hung on wall tight to the ceiling and the top will be finished with 3 crown molding.

Roofing 1. Obtain all necessary permits for work (fees included in price). 2. Remove and dispose of all existing shingle and underlayment material down to the plywood. 3. Inspect entire roof for any damage or rot and replace as necessary.* 4. Apply an ice and water shield membrane as an extra leak barrier along the bottom three feet of entire roof as well as in all valleys. 5. Add 2x4s on top of all existing rake boards on each gable end of house to accommodate for thicker insulated siding. 6. Apply a 30lb asphalt saturated shingle underlayment (felt paper) on all remaining areas of roof. 7. Install new aluminum roof edge metal around entire perimeter of roof. 8. Install new 30 year Lifetime Warranty Certainteed dimentional shingles of your color choice. 9. Install new aluminum pipe collar flashings on all penetrating roof pipes. 10. Install new step flashing where needed, as well as around chimney. 11. Install ridge vent along peaks to allow for proper ventilation. 12. All roofing trash and debris will be cleaned and disposed of. We cover the ground area with tarps to catch any small debris and use a magnet when we are done to pick up any stray nails. Siding 1. All asbestos siding will be removed and disposed of. 2. Wall sheathing will be inspected for any damage or rot and replaced as necessary.** 3. Fascia wood on all lower sections will be replaced and capped with aluminum. 4. Install vented soffit on front part of house; front of garage, front porch and overhang above bay window. 5. All walls will be covered with Tyvek home wrap to help with proper ventilation and moisture barrier. 6. Siding will be Certainteed 7 vinyl insulated panels of your color choice. Gutters 1. All existing gutters will be removed and disposed of. 2. New 6 (instead of 5 which is currently being used) seamless K style gutters with hidden hangars will be installed on entire house. 3. 3x4 down spouts will be used. 4. Outlets for upper gutters will be switched to the right hand side of the house. Windows 1. Remove and dispose of two twin double hung windows and one picture window on first floor. 2. Check framing for damage and replace as necessary.** 3. Install new Simonton white vinyl 5500 series windows with Low-e, argon filled glass. 4. Trim will be installed on the interior and exterior to match the existing windows.

1. Right hand side of the garage foundation is sinking and pulling away from the slab. 2. Place a support beam on interior right side of garage. 3. Jack up low right side of garage until level. 4. Cut out decayed bottom wall plate and cut back decayed studs to solid wood. 5. Form and add approximately 2-3 of concrete w/rebar on top of block foundation for nice level surface. 6. Fill remaining gap with appropriate size pressure treated lumber. 7. Attach new wood bottom plate to foundation and studs. 8. Replace two bottom rows of exterior wood siding. 9. Make garage door operate properly.
